Yes. So back in 2021, when the project was originally being reviewed, they provided a traffic memo and the daily trips did not trigger any further analysis.
Thank you for that. My next question is utilities for the project. Were those also researched and did they meet the requirements?
Yes. So those are reviewed by building safety and engineering. Engineering focuses on drainage, so they did review that. And they are expected to have utility access as required by the California Building Code.
Okay. And then my last question for you, and I appreciate you answering my questions. Thank you. I think you did say this, but were notices sent out to the residents when this this, initially went out?

Thank you, Planning Commission Chair and members of the Planning Commission. This item before you is a revision to the development agreement. The applicant is g l c Fontana three LLC, and this project site is generally located between Cypress Avenue and Juniper Avenue, north of Haroopa Avenue. And this, proposal before you this evening is a request for the first amendment to the development agreement to the Goodman Logistics Center Fontana three development agreement. Just to give you a little history on this project, in '20 on in June 2020, the city council approved the development agreement, and that was approved along with the approval of the entitlements for an industrial commerce center development that's comprised of three buildings on this property.
And then in April 2021, the planning commission approved an entitlement to subdivide a portion of this property as well as to establish a tractor trailer parking lot. So before you is a proposal to amend the development agreement. And the development agreement amendment has two components. The first component is to extend the term. So currently, the term is ten years.
However, the applicant has proposed ten additional years, which would give it a total of twenty years until 03/09/2041. The second component is that, the project will include new sustain sustainability features. And the list is provided below in the PowerPoint. So the first one would be a requirement for a truck routing plan, additional signage, larger trees, zero emissions would be required for on-site motorized operational vehicles. In addition to that, light colored and solar ready roofs.
EV conduit infrastructure for future charging stations are also included. Cool driving surfaces are included as well. Larger electrical rooms. And also a requirement for lower VOC paints and coatings. And then also the the development would would be required to incorporate the highest available CARB tier rated for construction equipment.
And also an implementation of both a recycling program and a property maintenance program, as well as an incentive program for operators that would include the Carl Moyer program, the Vulture Vulture Incentive program, as well as the US EPA smart way program. In the staff reports, as well as in the attachment to the staff reports, the city planning department received a written public comment requesting to change a land use designation of another property on another site. However, this application does not include any development. It does not include any changes in land use designation. Therefore, as part of this application before you tonight, it would not be appropriate to change any other land uses.
So with that, staff is recommending that the planning commission approve resolution number PC2026020 to approve the project. That concludes my presentation. I can answer any questions you may have.

No. Staff and Rina did a did a great job. She explained, everything that we're looking for, an additional ten years of the development agreement. And in in exchange, we would be adding a significant amount of sustainability requirements to the future buildings.

Hello, everybody. Thank you for the opportunity. My name is Jose Tinagero, and I'm located on 11229 Cypress Avenue, just south of the project. And yes, when Amazon opened their their doors, we got a high volume increase of traffic, which is causing us a few problems. Our driveway has been blocked so many times, and I do have pictures that I have taken through the time.
And now that the charge was open, we got a higher volume of traffic, and we I like to suggest the developer to widen the street to the four lanes that it was supposed to do before the warehouses because of the the danger of this street is becoming. To go out to get the mail, to bring the trash cans out is just a little too much traffic. So I can imagine opening all these business. Now it will become a little too much traffic for for Cypress Avenue. Thank you.
