Oh my god. Okay, welcome everyone to the BCA meeting. Uh, first thing on the agenda, the approval of our April minutes. You guys look through those. I get a motion. I'll make a motion to approve. I'll second it. All those in favor? New business. Mark, why are we here today? ZV case ZV 20058. Uh, the petitioner is Campbell A service. The owner is BJ Property Management. Uh location is 3900 block of State Road 25 in Wayne Town. The type of case is variance to the sign ordinance. Uh today you'll conduct a public hearing uh to consider a variance from article
19 signs of chapter 159 McGomery County zoning ordinance. Specifically, the the request is for u to place a sign over the allowed agricultural limit of six square feet. Notice of the hearing was published May 28th and to the adjoining land owners within 660 ft sent prior to May 28th. Uh again, the petitioner is requesting a variance to place a sign on an agricultural building over the 6oot allowance. The plan signed is 32 Article 19, table 19.06 allows six square feet signage on property and lighting is not permitted per 1906. This is an on-remise sign which is allowed per the ordinance. This sign will be on the building and it it is back lit. It is also 400 ft back from State Road 25. Um none of your regular ordinance review applies here because this is a sign variance. So, no health department, no highway, and no storm water approval required for this one. Uh, the property is zoned A. Staff does recommend approval of the variance for the reasons it is 400T back off the road and it is minimal impact to the area. Okay. Okay. So, we need to hear from the petitioner. Mr. Campbell, could you come up and tell us what you want to do and where you want to do it? Do you have a picture of the building, Mark? Yeah. I simply want to put a lit sign to highlight my brand right where you see it. It is 32 square feet variance of the six square feet that's allowed. Uh, it's
back lit. It's not overwhelming. It will not trespass. The lighting will not on any other property. Uh, I just want to highlight it so my building looks sharp and has curb appeal. I'm a little concerned about the lighting of the sign and I'm a little concerned about why it needs to be lit. I guess um the since he's zoned agricultural and there was no change to that zoning when he did the building. We weren't notified that a building was going up. It is a lovely building, beautiful property. Um but we didn't know what was going on. Lots of people didn't know what was going on. Um I guess we're kind of wondering what he's doing there and why he would need a lighted sign. I mean I'm assuming if you need something lit things are at night. I don't know. Maybe that's just my assumption. So, that's a question I have. Um, the second concern is we weren't notified. Uh, we didn't My
mother got the letter about it. She owns the Well, I own that with her, actually. So, my name is actually on that deed. Um, but we didn't get any notification about this. I did see it in the paper and I did get my mother's letter. And then, um, I guess that's my concerns for this meeting. Okay. Okay. Anyone else have a need to Okay. Okay. All right. Well, we we did not have any letters emailed or any letters mailed. Okay. Um well, if there's no one else, we'll close the public hearing in 11:07. Is there anything that needs to be addressed as why she didn't notification or our notifications are are pulled 660 ft from the project site. Um I didn't run that measurement to their property, but if it's within 660 ft, they should have been notified. Uh I don't have the list in front of me. Uh so I can't verify that right right this second. I can go and verify that on the list that I have back in my office if I need to. Okay. Yeah, I have the list here. You just have three owners here. So, we get that list from the petitioner, but we use our GIS for that actual poll of the perimeter. Okay. Okay. Very good. Okay. Is any other You guys have any other questions?
