For an official map amendment. It's been a while since we had one. So basically on the map at the dashed black areas of the existing official map street. It connects Joseph Road and Virginia Drive. The kind of the orange brown color,

the existing wetlands. So obviously you're not going to build a street in a wetland. And even if you would you won't have any saleable lots. So the plan would be to remove the official map street, add kind of the red circles so then there'd be turnarounds for snowplows etcetera. And then well and then basically right now it's two large lots.

There's a certified survey ultimately there's a current certified survey creating two lots. One lots is going to sell and then the remainder of the other lot is going to get redivide into three lots, which will kind of cover this area here. So ultimately it will be four lots. They'll be creative working around the wetlands, so at least you can get a billable site for residents. I did sent out notices to the neighbors and two people called right there right on the end of Virginia And Joseph Road. Let's see here. If I may note, it was a Jim Lind and a Paul Miller. You can see by the kind of the rainbow of colors you have our four in their existing you have B1 which is general or office business you have B2 and C1 so there's just a mix of zoning in that area. So again, Kevin Sonnenberg is petitioning to rezone his property at 1310 Martin Street. He purchased the property back in May '22 from Edward Dorvinen. And then go to back building that was located onto to that the lot. So there will be a certified survey submitted. Well, it's actually been submitted creating the four lots. On the northern most lot, it's going to be a two family constructed. The middle lot and the cross hatch will be his office space, which is that's why the B1 is going be required.

And then south of that, it will be two residential lots, which kind of is more complementary to the neighborhood because that area isn't trending industrial, commercial, trending residential. Future land use wise, the area is shown as planned mixed use, which is a mix of all different types of zoning districts, including residential and office. So the rezoning is consistent with the future land use map and comprehensive plan. And we did send out letters to property owners within two hundred feet excluding right of way. I have not received any calls.

Kevin Sonneberg, 2004 Manasse Avenue. We have the Tollhouse Bend Breakfast, which is doing very well. We had six sixty four guests. So we're happy to help the tourism people come to Manitowoc. We're excited every year. So now we're on to this project. We want to build some, like Paul mentioned, clean up the property and build a condo on the corner, two residential and then my office because I sold my office, unfortunately, on North Rapids Road to my son. So I was supposed to be retired, and it doesn't seem like I'm retired. I have more jobs than ever.
