The applicant Beatrice Lozada is requesting that the Planning Commission review a conditional use permit to allow for a type 41 ABC license beer and wine for an existing restaurant. The next slide. This isn't working. At the project site is located at the corner of Citrus And Series Avenue. The project site is currently existing and already developed property owners within 660 feet.

Good evening, chair, commissioners, and members of the public. My name is Adelaida Bostan, assistant planner, and I'm the project planner presenting the truck tire repair facility. This is a request to establish and operate a truck tire repair facility along with site and architectural review to construct a 3,431 square foot truck tire repair building on an approximately one point zero acre site. The applicant is Partap Singh. The project is located at 15817 Boyle Avenue.

The project site is located on Boyle Avenue situated East Of Poplar Avenue, West Of Catawba Avenue, and North Of Slover Avenue. The property is also located within the Southwest Industrial Park specific plan area. Here we have the existing street view of the site looking South Of Boyle Avenue. And here we have the proposed site plan. The project will be accessed from Boyle Avenue, which is classified as a local street.

The project also includes perimeter lighting and landscaping to enhance the site and ensure compatibility with the surrounding area. Conditions of approval have been prepared to clarify that truck parking is incidental to the truck tire repair use. These vehicles may only be stored on-site during the time shall not be used for long term truck parking or vehicle storage.

Variations in the building facade and rooflines provide visual interest and ensure the project remains architecturally compatible with the surrounding industrial area.
