Thank you. Okay. So good evening, members of the planning commission. As mentioned tonight, we're reviewing master case number 25Dash0037. The Previty Group is requesting to reconfigure two existing parcels, ultimately still leaving it as two, parcels, but just a different configuration with the ultimate goal to build 408 multifamily apartment units on one of those parcels.

The project site is located South Of Duncan Canyon Road and West Of John Prevety Avenue with a within a portion of planning area four of the Ventana specific plan. Here we have the site plan. The project consists, as mentioned, of 408 multifamily units. There are two entrances both off of John Prevety Avenue. The site will be a gated community.

735 parking spaces are required. However, the applicant is providing 800 Here we have the elevations. The applicant is proposing a Tuscan architectural style which is consistent with the specific plan requirements and is very similar, to the Planning Area one apartments that you see that are already built out today. Here are the three d renderings. The features and colors as mentioned match the apartments built in Planning Area 1.

Here we have the clubhouse. The applicant is required to build, at least seven amenities and they're providing 10 which includes the pool and spa, the clubhouse, indoor gym, outdoor kitchen area, a yoga area, tot lot, a dog park, barbecue areas, paseos and plazas, and open park area. If you notice on the site plan, there is a not apart box in red letters. The site plan gives a preview of what the future commercial part of Ventana, will look like, which will come to the Planning Commission at a later date. Before concluding, staff received one letter from the California Housing Defense Fund stating support for the project.

It's PA 4 is 26 acres, the the size of the parcel that she showed at the beginning of her of her slides. And the residential represents 15 acres of it. That's where you get the four zero eight units. And then the upper 11 acres is commercial. And it won't be that long before we'll be back to show you that. We're already in as we speak for first submittal, hoping to get comments soon.

So these two are tied together. They have a main piazza that synergistically works the whole parcel as one. So you'll have pedestrians, heavy usage of the four zero eight units walking to what we already have a signed LOI within Albertsons and we've got In N Out interested.
