Not today? Okay, great. Move to run along. Love it. Moving to the regular agenda and the first item on the regular agenda is a public hearing on the replat of block 144 and 146 of the replat and extension of Root Creek Section 2, establishing block 144A, Hays County, Texas.

yeah because you can't start it and stop at the same minute all right since we don't have any public comments for the public hearing we're going to close the public hearing at 503 and move on to the second item on the regular agenda discussions and possible action to send a report from the planning zone recommendation of the replat of lot 144a TAB, Mark McIntyre, A one four four and lot one four six replat and extension would create section to establishing lot one four four a hays county Texas and sending the Council for food. TAB, Mark McIntyre, It wasn't I don't know if everybody had a copy printed out but it's in the drone lines in the draft package of the plan. And basically what we're looking at is two, right at quarter acre plots that are being merged. Two typical Wood Creek lots. Yeah. You know, two basically quarter acre lots moved into a half acre one lot. So instead of 144 and 146, it's just going to become 144A.
I've lived in two different houses in Wood Creek, one of which was replanted and the other one which was not replanted. And I think that the process that people have to go through in Hays County to do this is overly complicated. Yeah. So I just can't agree more. I would be open to make a motion to approve this.

I drove by and looked at it. I moved that we recommend the replat of lot 144 and lot 146. of replant extension of Wood Creek Section 2 establishing what, 1440, 144A, Hays County, Texas, and send it to the council for approval. Is that close enough?

It's like, we have public hearing to reflat, and next meeting we'll have the public hearing for the MH-1, and then we'll make final decisions. But what we're looking at right now is just the ordinance, adopting the ordinance draft, I read through it. I don't know if there was a chance for me.
I read through it. It seems to reflect everything that we talked about as far as the porches and the steps and the close-out at the bottom of manufactured homes. The only... I'm sorry, go ahead. And we are not able to stipulate the size of the manufactured homes. Not from what I can tell.
Well, more importantly, we couldn't keep the portion in our code that set a limit on minimum size. We just have to go with the HUD code.
As long as it's HUD approved, I can put anything that's HUD approved. Right. Okay.
So for clarification purposes, Carrie, I think Debra's going to see some more details on this, but on Exhibit A, Item 8, we need to add a definition of mobile home versus manufactured home, which is basically two different definitions. One says anything before 1976 HUD standards is mobile. Anything after it is manufactured. And specifically to the state of Texas, a prefab residence built in a factory and sent to a permanent site is a mobile home. What a manufactured home is a prefab dwelling constructed in a factory. And here's the federal building standards set by the HUD code. So it basically says the same thing. It's built after 76, according to HUD. It's manufactured. If it's before 76 or not manufactured, it's null. So that was a lot of mumbo-jumbo carry for you to capture, but reach out if you have any questions. You can just Google it, and you'll see the definitions easily.
I think we'll just ask the attorney to add a mobile home definition to the COVID. So they'll put it at the top of the chapter for definitions.

definition so they'll add manufactured home and that a definition of both the proper place is up in the definition perfect i will add and there are no unapproved mobile homes are there not anymore that's what i'm doing from what he's reading yeah yeah it's all manufacturing it's not like it's a data term too yeah i think the key there is the word itself
manufactured because what the HUD standard says it must be manufactured in a HUD approved facility so you can't just go build it to understand they got to come and approve you build it before you build well right okay and check up on me anytime they want to make sure to do what they understand but that's the whole manufacturing differentiation that I'm catching any other questions or discussions around that Okay, I think just with that addition.

It's literally the name of it. um manufactured housing overlay district yeah so but it doesn't shift it doesn't say you guys made the location recommendations in the last meeting and so this item was just to review the ordinance because in the meeting you gave feedback on an ordinance but this is you reviewing that draft

Additions, concerns, questions, whatever that comes out of public hearing, we can just say, hey, what we said before is what we still recommend or what we said before is hereby amended by such and such and such.
so in the public hearing um I I just want to hear again I didn't quite understand what you were saying about the three different options that we provided so is that going to be read out or spelled out in the public hearing your agenda will have all of the information listed yes
