City staff will provide a presentation and commissioners will have an opportunity to ask questions of staff. Uh once we've commissioners have asked their questions, we will close the planning portion of the hearing and open the public portion of the hearing. Uh anyone from the public wishing to speak for or against a case may do so. We ask that you limit your comments to five minutes. Uh once everyone has had an opportunity to speak or ask questions, we will close the public portion of the hearing and reopen the planning portion of the hearing where we can ask additional questions or entertain a motion and a vote. Um if anybody thinks they may speak for or against a case, if you would please stand and Jordan will swear you in. No. All right. Moving on to new business. Case number P-26-07, request by Antonio Iraq, sorry if I butchered that, to reszone a parcel from industrial light one zoning district to multifamily residential lowdensity R3 zoning district. General location 1519th Street Southwest. The area covered by this request is48 uh plus or minus acres.

Good evening. uh Chris Young, senior planner for the record. So, here we have the property uh the 1519 uh 8th Street Southwest. It's uh outlined in the black here. Uh just uh north of Orin Avenue, west of 8th Street Southwest. You can see the the lake off to the west and the white uh trail is the se uh is the railroad tracks directly behind the property. Uh the hashtagzoning uh I'm sorry the hashtag checkers that you see is the future land use which is primary mixeduse hub and the green is the park. We switching over into the zoning we see it currently has a designation of I1 or light industrial. Uh we have light industrial to the east uh heavy industrial to the south indicated by the purple R3 to the y to the north uh and to the northeast which is represented by the yellow. And here we can see the hashtag of the property as uh designated as the R3. Uh directly north of the property we have some single family uh residential uses. Um to the east of the property we have warehousing. To the south of the property, we have uh some heavier industrial or some storage. And of course, to the west of the property, we have the railroad tracks and the lake. Uh this is looking at the property to the west. Here you can see the railroad tracks um clearly visible on the end of property. This is looking north up 8 street. So you can see some of the residential uses uh traditional housing stock as well as a few multif family uh residences in this area. This is looking south off of uh 8th Street. So we can see the industrial storage area and this is looking directly east. So we have uh storage uh uses, personal storage lockers.

The petitioner requests the city reszone the parcel from light industrial zoning district to multif family residential low density R3 dosing zoning district. The parcel contains approximately48 acres uh and is currently vacant. The petitioner intends to develop the property as a residential tuplex as the primary mixeduse hub future land use designation will remain. The maximum development potential remains unchanged. Therefore, there is no increase in the maximum potential infrastructure demands beyond what is currently allowed. Additionally, uh the development of a residential duplex will likely result in fewer demands on public infrastructure than development uh currently permitted under the I1 zoning district. Um staff uh yields the following conclusions. Reszoning the property to RZ R3 zoning district is consistent with the property's location and the development uses and the city's designation in the area and as the primary mixeduse uh future excuse me as the primary mixeduse hub future land use designation will remain. The maximum development potential is unchanged. There is no increase in potential infrastructure demands beyond what is currently allowed. Uh staff recommends approval of P2607 and is forwarding to the city commission for final action. Can I stand for any questions you may have?

Yes. Um we have have to do this annually. We do it at our February meeting every year. Um looking at our bylaws, uh everybody is eligible to serve as an officer this year. There's no restrictions on term limits and um everyone served at least for a year on the planning commission. So, everyone's eligible to serve as he chair or vice chair. So, with that, I will turn it over to the uh planning commission to to make their decision choices on chair and vice chair. Anybody? I say we rolled the chairs.
