Thank you. OK, moving on to new business, ARB-405, petition number 2026-0024-ARB, artistry, lakes, elevations.
Before you tonight is Artistry Lakes Elevations, which I'd like to enter all files into the record. Artistry Lakes is located along Southern Boulevard, just west of Lion Country Safari. It's 446 acres in size. It has a land use of residential C, a zoning district of planned unit development. And tonight they are requesting approval of their elevations, exterior colors, and materials for the approved single-family residential project. um just a site history um in march 2026 the the project was annexed into wellington and at that time we did a land use change a zoning and a master plan approval the master plan approval approved the artistry lakes pud master plan which consists of 579 single family dwelling units a civic pod, recreational pods, a project standards manual, and also conditions of approval that required ARB approval for all of their elevations. This is just a brief summary of what the elevations of all the different elevations. I'm not going to go through all of them. The applicant will. Just in brief, there are seven models that you'll be approving tonight. Each model has four schemes, transitional, Spanish, coastal, and contemporary. Each scheme has two different footprint options with one story and then a bonus room. So that's why there's two elevations per scheme The ranging in size from 2,300 to 3,200 square feet the designs provide architectural and all four sides stucco and siding finishes decorative bandings tile roofs and decorative shutters All model schemes meet the requirements of Table 6.4-1, which is our design criteria point system, which every single family residential home has to meet a design point system. That was included in the staff report on each of the models, and it shows how they meet each of those standards, and then the points add up to over 80, which if it was below 80, then they'd have to get additional approvals, but they all meet the requirements for that. And then the colors and materials were also provided. An extensive color palette was provided to you, and they all are on the approved color, ARB approved color chart. And there are conditions of approval listed in the staff report if ARB decides to approve tonight. But just in summary, the exterior elevations and materials shall be consistent with the exhibits in the staff report. Another condition is that anything, any of the properties that are on a corner lot have to have some sort of additional architectural features on the side. So you'll see additional banding and that sort of thing. So around the windows. No two identical models shall be located adjacent to or across the street from one another. And then each structure will have to get an inspection prior to CO. And that concludes my presentation, and I have Lindsay here and Colter here to make a presentation as well.

Good evening. Thank you so much, Kelly. She covered most of the main topics, so.
Can you just give your name?
Lindsay Jean-Louis with Urban Design Studio on behalf of Colter Homes and KH Artistry Lakes LLC. Thank you. And yes, Kelly covered kind of the main points, so I'll just take you more in detail through each elevation here. And again, we're here before you tonight specifically for the request of seven architectural models for those approved elevations, exterior colors, and materials. And this is just the site that Kelly had identified and recently annexed into the village. with 579 single family homes. Again, of those, there's four lot variations. There's 60 foot wide lots, 65 foot wide lots, 70 foot wide lots, and 75 foot wide lots. Three of our proposed models are going to be offered on the 70 and 75 foot lot options, while four of our proposed models are going to be provided on the 60 and 65 foot wide options. Lots. And again, as Kelly mentioned, each model is going to include the option for a second story bonus. So this is just the outline of those elevation styles where we have transitional stone.
I'm sorry, can you just repeat something? Yes, absolutely. There's a bonus for already a second story, not an option for a bonus?
So each model starts off as base one story, and then the bonus is the second story. Correct. Yes. And this just... Go on.
This would be, that's what I'm saying. I just want to make sure over there is what would be correct.
Correct. Yeah. So here you see like even those two story models, there's versions of those two story models that are just one story homes. And again, here you see the four options ranging between transitional Spanish, coastal and contemporary to really provide some variety for the potential selections for residents. So the first model is the Noel model, which is potentially selected on the 60 or 65 foot wide lots. As you can see on the right is the coastal variation for a one story Noel model. This has three garage spaces, all front loaded. And again, we meet that required point in design criteria system as mentioned by Kelly. And just to clarify, we meet that requirement for each potential elevation style. The next is the Priscilla. As you can see on the right, that's a two-story version of that Priscilla at that bonus. And this is that transitional stone style. And similarly so, we meet each of the design criteria for all four of the elevation styles. And this is the version for the Rebecca. Again, we have the one-story base model at the Spanish Stone Elevation. And I'll be running through these at any moment. If you guys need to stop me, please do. But we do, again, significantly meet the criteria on the required design for each elevation. And then the last 60, 65 foot model you can see here is the Sophia, which as you can see on the right is a coastal elevation with a second story bonus room option. And this also meets all of the design criteria. Now for the 70, 75 foot wide options, these are slightly gonna be larger models. The Victoria that you see here is 3,224 feet, and you can see the contemporary style on the right. Again, whereas most of the ones in the 60 to 65s are in the 2000s range, you'll start to see the higher range of the square footages for these lots. And the Victoria also meets those four categories and the requirements for each four. Here we see the Waverly. And on the right is a transitional stone style at that second story bonus option. And this is 3,265 square feet. And again, meeting that design criteria across the board. And then lastly, we have the Tracy model, which is 3,091 square feet. This is going to have a side-loaded garage. And this is going to be, as you can see on the right, that contemporary elevation with just a base one-story model. And this also meets the required design criteria and points. So that concludes the general offering. Again, between the mixture of color combinations that can be selected, as well as the four different elevation styles, including the differences of the selection of the base model in the second story bonus room, we are getting quite a bit of variation that residents can select to choose for this development. So again, that concludes my presentation.

Oh, that I do not know. They don't let me handle money there. They just let me make things look pretty. I want to say that the smallest will probably be around 800, and then they go upwards from there.

The only I don't know the relevance of this but when Arden started they had tile roofs throughout and then as they progressed they switched to shingle Because these are all lovely with tile roofs. Is there anything to guarantee that they'll stay that way?
I I We would not build Anything south of Port St. Lucie. Well Port St. Lucie and south we do all tile roofs We only start our shingles in mid, Florida where it's

Yes. So the included in the packet was the colors and material list. So it's it states in there that they're using and they can't vary. Yeah, they can't get asphalt. They're not going to get asphalt shingles unless they come back here.

That's much appreciated. My primary question, with approval, it locks in the look and feel or the elevations of each of these units. For any variations to this, it would require what process specifically, just to guarantee that?

Yeah, I think the only initial reaction that I had, I didn't think I was gonna have any comments because I looked at it, very beautiful package. So, you know, kudos to the team for putting it all together. The only thing that really caught my eye was that there was a contemporary elevation. So it struck me that, you know, we have four very distinct architectural styles going into the same community. I appreciate that the colors and everything are cohesive. That one elevation caught my eye as, oh, I'm surprised to see this here. It's something I would personally select. But it was striking that there were four, I'd say, somewhat distinct styles. That was the only main observation that I had. I don't think there's anything wrong with that. But just express appreciation for the team's thoroughness in putting this together.

Okay, so before you tonight is the Florida Center for Aesthetic Dentistry located within MUPDD of Wellington Green Mall. The property was purchased by the current owner in February 2019. The tenant has been operating as the Sedati Center for Aesthetic Dentistry, but it was renamed or rebranded to the Florida Center for Aesthetic Dentistry just recently. They applied for a building permit to replace the signage similar in size to the existing sign, but it was returned by zoning as A or B approval was required because A or B approval for a sign is specific to the sign, not the tenant. So even though they might have gotten approval for that size sign at the time, when they replace it, they'll have to come back. But the sign has already been installed. So if you've passed the sign or the tenant space, you'll notice the sign was installed. This is the existing site showing the sign. And then on this previous slide, it shows what the sign looked like before on the bottom right. And this is what they're requesting again. So the request is for a sign similar in size to the previous tenant. The maximum number of signs allowed is one, which there's no deviation for that. The maximum sign area is two square feet per linear feet of the facade. They're allowed about 60 square feet. They're requesting 69. Sign height is 30 inches. They're requesting 50. And the length, they're within the requirements of the length. So they're requesting a deviation for the sign height and the sign area. There has been no issues been reported for the previous tenant sign. It was there for years prior to this. It is located within the sign frame that is permanently on the building that was part of the design of the building. So staff does have, it has no objection to the size sign because it is proportionate to the building and it allows for clear visibility. And if ARB decides to approve tonight, the conditions are listed in the staff report. And the agent is here for any questions.

my name is Lucas with signed partners first I really want to apologize you're not we not being able to attend the previous meeting the person we scheduled to attend was not able to make it so we really appreciate the board was able to reschedule for today so I'm really really sorry about that so we are we are hired for Florida center anesthetic dentistry to apply for a permit. Actually, the sign was already installed. So we asked the first mistake, so they didn't apply. The company who installed the sign didn't apply for a permit. We make the application and it was not approved because of the, as Kelly just said, because of the high and the square footage. So we came here today to request to the board the approval. Again, the previous sign was already installed. It seems like there was already an approval meeting. And yeah, I think that's it. If you have any questions, I'll be happy to respond.

The only thing I want to say about this, we looked at this last time. I didn't have a problem with the application last time. I did drive by previously, looked at the sign. You do fit within that border. It doesn't stand out as something odd on the building. I only felt that we had an application that came in here. The owner didn't appeared in front of this board. He did something without a permit, and I just felt that was a bit disrespectful. Not on you. I understand you're hired to make the signs. So I didn't have a problem the last time, but I just wanted to send a message to everybody that if you do these things and you don't do it the right way, when you have an opportunity to come and plead your case and you don't show up, you're not going to get my approval. So in this case, I have no problem with it, and I'm happy to support it.

If I could just pile on to John's comments. It is appreciated that you're here today. It was hard to not be able to have the conversation last time. The sign that's on the building is a lovely sign. I think it's architecturally a very great improvement over what was there before. It's also not a very visible location being tucked away inside of a bunch of buildings in a parking lot. But I find the design to be fantastic. So I appreciate the work that was done to do the upgrade and has my support.

Good evening. Damien Newell, Village of Wellington Planning Zone and Division. Before you again is the Wellington Green MU PDG signage request for Rock Prime sign, petition number 2026-0028ARB. Just a notation that the spelling in the staff report was incorrect, so just a correction there. So the applicant is requesting approval for the wall sign with a technical deviation for the sign within the Wellington Green MUPDG project, which is known as the Mall. The overall Walton Green project is located at the southwest corner of Forest Hill Boulevard and State Road 7. MUPDG, which is in the center portion of the project, is approximately 97 acres. It has land use of regional commercial and zoning of multi-use plan development. The space that they are requesting the applicant is currently going in is the former Ruby Tuesday location within the mall at Wellington Green Project. That tenant space does have exterior entrance, which only the tenants that have exterior entrances are allowed to have wall signs on the building, on the mall building. So the request is to add the wall sign with a technical deviation for the height. This slide is this illustration of what's allowed. They're allowed one sign. They're allowed up to 150 square feet. They are requesting 32 square feet. The height is allowed at 30 inches, and that's based on the square footage of the tenant space. If they're under 10,000 square feet, it's limited to 30 inches. So they are requesting a 36 inches, minor deviation of six inches. And they are meeting the requirements for the length. If ARB does approve this petition, we have provided a list of conditions of approval in the packet. And at this time, I'd like to enter this into the record. The applicant is here. I don't believe they have a presentation, but they are here to answer any questions.
Damian, quick question for you. The Ruby Tuesday sign that was there, I know that was a single line versus a double stack. What was that overall height of that sign? It didn't require any kind of approval. I mean admit whatever they're right correct with within that 30 inches.
I Did my life that was a while I didn't look at the height of that it was approved that I Don't have any record Yeah, there was Airbnb approval was not needed at a time so it assumed that they were meeting the requirements and

Have a good evening. Okay, we are at petition number ARB-407, petition number 2026-0029-ARB, showgrounds at PODF VIP Pavilion.
Okay, so this request is for the PODF showgrounds, which is located off Cedar Street in Jean Misch. It's the new showgrounds that was approved a couple years ago. And it's currently under construction. And the approval for this is the VIP pavilion for the showgrounds. Back in 2023, council approved a series of resolutions and ordinances for a major equestrian venue. That included a covered arena, over 1,000 stalls, an international arena, a VIP pavilion, a special events pavilion, restaurant, derby field, and other buildings. And then part of that approval was that anything that was a permanent facility that wasn't ag exempt would require ARB approval. This is some aerials of what the improvements look like now. The top one is looking north, the bottom is looking east, and then just the outline of the site plan on the right side of the screen. These are older pictures from the last presentation that we did, but just as a refresher. The top left is the covered arena, and then you have the derby field on the right. And then you'll see some of the competition rings and again the covered arena on the bottom right. And this is just another picture of the derby field. These are some of the previously approved elevations. This was for the seating facilities. This is around the international arena, which is the main arena. And then these were for the restroom facilities that were previously approved by ARB. And then the pavilion that you're approving tonight is 250 by 110. It has a capacity of close to 1,200 seats. It will be located in between the Derby Field and the International Arena. So there will be some seats facing the Derby Field and some seats facing the arena. It meets the height, the maximum height for commercial equestrian rec property, which is 25 feet. It will be kind of like stadium seating where it will have a couple levels so that the tables will be on each level so that you can see. They'll also have an enclosed back of house storage area adjacent to it so that you won't be able to see any of the dumpsters or any of the kitchen facilities and stuff like that. It is a steel structure with a standing metal Hold on, let me go to it. It is a steel structure with a standing metal roof. It does have some acrylic siding and louvered rain guards up on the top to create an entrance so that people, you know, to control entry and for weather to protect the spectators from weather elements. The top picture is the front entrance, the bottom one is the rear entrance, and then the bottom right is a picture of the storage area. And then the finishes are provided on the top left and you're provided samples as well. There's two different colors and then two different metal swatches that you received. And they're all consistent with all the colors that are gonna be used throughout the facility. And these are just the conditions that were listed in the staff report if ARB votes to approve the elevations tonight. This concludes our presentation.

The size of this, how does it compare to the current international tent at the showgrounds?
It's approximately 90% of the current structure. We're at 1,158 seats here. We have 1,200 seats over at WEF. Obviously, a little bit different configuration. The big difference with this particular structure is for the Derby Field event, which is the primary use for the facility, it's going to be roughly 800 seats. But because we do events on the sand during the week or on a Sunday afternoon, we'll be able to seat the other side of the structure, and that's where the additional seating comes in. It won't be a primary use area on a Friday night during dressage, but that's what makes it a little bit different, and that kind of closes the gap on the overall number of people in the facility.
To clear up some of the public confusion, so this new site that's being constructed currently, The dressage where it currently stands at Pearson and South Shore will be moving here?
That is correct, sir. Okay.
So the horse show at the showgrounds currently, that will stay there?
Oh, absolutely. I mean, again, and you may all be aware of this. On Sunday, for instance, John, I think you've been over at the derby field when we've done Grand Prixs over there, and we will be doing the same thing. David will be bringing his horses down to the south side. Sunday so we'll be on the Derby field there. So you'll see there'll be some homogenized use relative to the jumpers and the dressage riders.
And look, I'm not going to have a problem with this tonight, but, you know, I go back to when Helkstrand came in and was an early partner, one of the earlier iterations, and you guys kind of showed this new club facility at the current showgrounds and some really cool architecture and really cool designs. We've seen other applications come in. Discovery Land recently presented something for Isla Carol, really cool kind of clubhouse. To me, this just seems sort of, you know, You miss the mark a little bit with an opportunity to really kind of create something spectacular architecturally. It's really just kind of a covered arena with a bunch of seats in it. And, you know, I don't know if that's driven by cost or number of factors, but I personally would have liked to have seen something really kind of interesting from an architectural standpoint.
Well, I mean, and I appreciate, and again, your insight's always been valued by us, and I think it's a little bit nicer than that. I did not do necessarily a good job of providing all the elevations that I could have given to Kelly, particularly from the front. You're right. Is it an enclosed facility? Absolutely not. And I don't think there was any consideration, to be honest with you, sir, that we were going to do anything along those lines. Right. But, you know, I'm also pretty proud of it. And I think that particularly when you consider what we're making a genuine effort to go ahead and improve the current showgrounds, that this is going to be a step in the right direction overall. I think for people, hopefully it will be well received by our riders and our customers.

And maybe I'll test the balance of what Architectural Review Board is able to review. But first question is related to the hospitality side of the house, bringing in food and things like that. You have the enclosed area that's sort of defined as a multi-purpose space. Is the intent to have catering, a tent, or temporary bringing in?
Currently, sir, what we have been doing is bringing, for the last 15 years, using the main WEF kitchen to go ahead and deliver to Global. What we're going to try to do, in fact, I'm meeting with the building department tomorrow, is bring in a cooking trailer for this facility. It came down to time where the fundamental issue was we had some other obligations we needed to front load. We are in the process of getting a kitchen developed and planned. As soon as we get that, we're going to go ahead and get that submitted. So by next season, we'll have roughly a 2,500 square foot kitchen. So it'll be the proper way to get that done. It's just this year we'll be bringing food back. They're making the food in a cooking trailer.
Okay. And I noticed that there were basically two phased To your point, a kitchen would be part of a future phase. That is correct. And bathrooms were noted as future. That's correct. So basically those are infill opportunities in the future. Absolutely.
And, you know, Mr. George, it really came down to time and planning, just getting the structure developed, getting – Again, balancing the rest of the site, there was quite a bit of work that we needed to do. You may all be aware of some of the obligations we have specific to being able to operate the facility this fall, and so that had to be front-loaded, and then we moved on to this. So it really came down to time biting me a little bit before we could get it queued up. But there's no way we will go into late 27, early 28 without a permanent kitchen and permanent bathroom.
Okay. I'll leave it to my colleagues to, you know, if they have any further questions. I just wanted to clarify that both of those were the correct understanding, and I think it's fine to take that approach. My other question related to I appreciate the ADA access coming into the site, you know, basically up to the building and then into the main level.
Right.
But it appears that an ADA user would be then restricted to the upper level of, this facility and would not be able to get down to the lower levels. I wanted to clarify if that's the intent of the design.

Jim Williams AW architects. Good evening everyone It is the the ad a level is the main top level. There are tables facing both fields there and as in many sport arena setups, there's a designated area for Ada and it is happening on that top level. Yeah, okay, and there's a da access from the rear and the front and the the curving path that comes up the front is With the palm trees, that's all angled for ADA access.
Yeah, and I appreciate you guys can get an ADA user into the building. It did seem that they could only use that one level of the building, so I just wanted to confirm that that was the design intent. I'm not personally an interior expert on ADA, but just wanted to confirm that was the design approach. Okay.

ARB-408, petition number 2026-0030-ARB, Improv and Copper Blues at Wellington Green, MUPDG.
Good evening. Damien Newell, Planning and Zoning Division. This is the Wellington Green MUPDG project. The request is for Improv Comedy Club on Copper Blues Restaurant, petition number 2026. That's 0030 ARB. The applicant is requesting approval to amend the exterior facade to include a new blue awning, painting of the upper banding section blue color, and signage with technical deviation for the proposed improv comedy club and Copper Blues restaurant. The Walton Green project is located at the southeast corner of Forest Hill Boulevard and State Road 7. And MEPDG is centrally located with an acreage of 97 acres. The land use is regional commercial, and the zoning is multi-use plan development. The proposed tenant space was formerly the Beauty and the Beef restaurant, which has its own exterior entrance. They are currently doing interior renovations. They are making a connection between two existing locations. This connection is to provide the improv space a direct connection, direct access to have exterior entrance. This is both for when the mall is closed that you can get to the improv. And also with that, they would be allowed to have signage on the building. Again, the request is to have the blue on in for the copper outdoor seating area and the blue paint on the upper section. And they are also requesting four signs. One is for the improv and three is for copper. This slide in your packet is examples of the paint color and the awning. We do have one sample of the actual awning material, if you'd like to take a look at it. But in your packet, there's also an example of both the actual paint color and image of the awning. As shown on this slide, the upper section of the wall will be painted that blue color. And the awnings, there's currently awnings on the building. They're changing those to a blue color. And they are requesting the two copper-blue signs on the on-in section instead of on the wall, which requires a technical deviation. And then the improv sign they're requesting. And then the third sign for copper sign is the CB on the screen wall, as shown on this slide. So the technical deviations needed as it relates to the improv, they are requesting a deviation for the allowed height. The allowed height is 30 inches. They are 36 inches. So again, a six-inch deviation. As it relates to copper blues, they're requesting a deviation for the number of signs. They are allowed one wall sign. In this instance, as shown on the on-in, they are requesting two signs. They're also requesting to have that sign on a canopy on-in feature versus on the wall. and then the auxiliary sign is the CB sign which is located on the Screen wall just outside of the covered canopy area Staff is not recommending approval of one of the copper blue signs this is specifically related to the amount of signs in the area. Between these signs and the mall entry sign, there's a significant amount of signs there. Staff is not saying that the signage is not aesthetically compatible with the space or that it's not warranted. It's just based on the number of signs. The other section requests included murals and, as mentioned, sign. The code specifically states that if you have painted murals or signs, they are prohibited. In that case, the ARB cannot approve any deviations for that. So what we looked at is one of the murals is actually under the covered area. So we view that as more of an internal interior sign. So that mural is not something that we would need to review. And so that would be allowed. The other mural is on that wall, that screen wall as shown here. that mural is not allowed um if it's again visible and as that is not under the roof area it's considered exterior sign the cb sign would be allowed if it's not painted so staff recommendation is for that to be instead of being painted be more of an acrylic type sign so that would be staff recommendation if the board decides to approve So again overview staff does recommend approval with the exception of the copper blue sign on the The canopy area as shown in this slide and for the CB sign to be acrylic or as listed in the the recommended conditions of approval As shown on the bottom slide, again, this is kind of giving an overall view of the signage in the area, taking it at one view and not all the different angles. Hello. I'm Christopher Carbo. I'm one of the operating partners of Improv and Copper Blues. I can answer all your questions, but I can start with the signage on the canopy. We originally thought to do that because of what was there historically from Beauty and the Beef because that's what they already had up there if you look at the previous slides. And I understand why they did it, the unique angle of that building, how it's set on a triangle when you approach the mall from either side. One side looks naked if you come up from that way, if there's not a sign up there. So the angle you look at it now, when you see the signs converge, it does look like a lot of signage, but that's really when you only walk up on one angle. When you come from the left of it or the right of it, it almost looks like two different storefronts. So I kind of see why they did that. As far as the improv sign, our total space, we're close to 14,000 square feet now, and there's really no signage for the comedy club that we can put anywhere. So we were looking for a sign up top there. Everything does look a little clustered from that visual because the copper blue signs are on the canopy, and the improv sign would be on the wall.
So it almost looks like everything's bunched together.
But in reality, that's not it. And actually, the improv sign is much further down on the building than it looks in that illustration. I just wanted to point those things out. Other than that, the CB sign on the wall, I saw some notes in here that you guys, someone noted that they'd like historically maybe the living wall back. I would be willing to do that if I can keep the signs that I have. I would love to make that a living wall again if that would make this work. That's pretty much what I have.

So the current CB, the way you have it proposed, obviously we can't do it as a mural. Correct. You just mentioned that you would do a living wall there. I would. And then where would the CB go on that? That would be lettered on there, attached to the wall?
Or I would eliminate it. If that would make it easier, so it doesn't count as a fourth sign, I would eliminate it. If that would make this go easier, I could definitely do that.
So then, Damian, let me ask you, if we eliminate the CB sign, does that open up an opportunity to have copper blues in two locations?
Well, again, it's up to the board. You can approve all three signs for copper blue. Understood. But if that was eliminated, I don't believe that is really the impact because it's not that noticeable. The ones that is noticeable are the ones that are higher. So I don't know if that would make a difference.
Wouldn't change staff's recommendation too. Do you have the historical slide of Beauty and the Beef that you can put up there just so you can see what was there previously?

And when you come up from one angle around Macy's, without that there, it almost looks like you don't see any storefront. You just see, you know, I mean, of course, you're going to see the greenery. You're going to see those things. But you're not going to see any signage unless you approach from the angle. It's just a unique angle of the building that makes it.
I'm thinking, too, because the parking lot kind of slopes up. Absolutely. So you really... If you're coming from this way, you wouldn't be able to see anything on that side. And if you're coming up that way, you won't be able to see anything.
You're articulating it better than I am, yes. And look, for me, that's why these conversations are important to have applicants here so we can discuss, you know, what are the options and what makes sense and, you know, what does the best job of sort of, walking that line between what's permitted and what we can do to be a supporting board and keep businesses successful in Wellington. So I guess I'll share with the board here. My opinion's changed a little bit as we've had this discussion. If the applicant would be willing to eliminate the CB and make that a living wall, I think it softens that a bit and takes away sort of the distraction of lots of signage. I would support the two copper blues and then the improv. if we limited the CB and just did the living hall.
Can I ask you, though, what is behind the CB?
Behind the CB is access to the dumpsters. I saw that in there and we do even the actually the portrait that you're talking we were talking about underneath that wasn't an issue that actually is going to be a Jimi Hendrix picture but his hair is going to be living moss You bring greenery in so that's why I had no problem with bringing that back if that helps us there to make everything cohesive And the board's happy with that The colors look much classier than what was there before so I think it's great.
Yeah, my initial reaction was, oh, this was an accent color. Now we're using it more as a primary color, but I find that to be a nice addition to the site. We've got a pretty big orange wall on what is Artheon, Panthenon Theater, whatever that thing is. It's now the CMX. So it doesn't even match the name of the theater. So I found architecturally it looks nice. It's a nice addition. The two things that really struck me the most when I was reviewing the application were the selection of the color and the fact that there was one sign for the improv and three proposed signs for a restaurant. As a comedy fan, I want people to come out and support your business. So to me, it was surprising that there wasn't a proposal to do some kind of an accent sign for the improv as opposed to the CB along that wall. So that was more my the comment that I would articulate it's like it would be nice if there was more of a subtle touch that draws people in for the comedy aspect of what you're trying to achieve at the site appreciate that you selected Wellington to relocate from Rosemary Square. Yes, that's fantastic.

And also, you don't get the, you know, being on the, the copper blue signs being on the end of the awning and the actual improv sign being on the wall. It's, it is, it's a little further away. The improv sign, again, look at this image. I think it's going to be further down. But the copper blues is consistent with the previous tenant in terms of their signage. And then the elimination of copper sign 2, the CB, and that becomes a living wall.
