One nation under God, indivisible, with liberty and justice for all. We'll see how it goes. Yeah. Okay. Uh, roll call, please. All right. Tara Chandler here. Butch Price

3:28 – 3:53Speaker 1

here. Art Brook. Jack BS here. Is it Ecman? Okay. Okay. Beth Ecman here. Don Waymck here. Anybody? Did I? Okay.

4:00 – 4:25Speaker 1

Okay. The minutes have been sent out to our commission members. They've had opportunity to read it. I'm open for a motion to uh approve uh the prior minutes of our last meeting. Motion. Motion been made. Do I hear a second? Second. Motion been made. Second. All in favor say I.

4:22 – 4:46Speaker 1

All oppose? No. Eyes have it. Okay. Old business. We have none. New business. We have two items on the agenda. The first is a variance request on Copper Moon Estates phase three.

4:49 – 5:34Speaker 1

Ain't that Moonlight Metals? Yes. Okay. Sorry, I was confused. Tristan Phillips Richardson Engineering here representing that project on behalf of the owner. Um so the variance request is for the culde-sac road. Um it's slightly longer than the 750 ft um fire code width. Um we've talked to city staff and the fire marshall. They have no quarrels with it. Uh it there doesn't seem to be any impact adverse impact for that and they're all good with it and they approve it. So uh that's pretty much all that's about. Does the staff have any comments to make? Yes, sir. Uh,

5:30 – 6:04Speaker 1

is the uh width of the road in the turnaround still the same dimensions as before before the width? Yeah, it's just the the length for so from the center of of the nearest main connecting road to the center of the culde-sac was a hair over 800 feet. State fire code says 750 ft. Anything longer than 70 750 ft you have to get special approval for. Yeah, it's it's common. And it's not a big deal. Yeah. Um but the width of the road is still 27 28 ft. So it meets minimum 26. Okay.

6:01 – 6:45Speaker 1

Uh and that the back curb radius uh from center to back curb is 48 ft. So which would make the 96 ft total on outside which is state fire code. So everything okay with it Gary? Yes sir. Staff approved. Yes sir. Thank you. Okay. Um, any other discussion on the uh commission? I'd like to hear what the public director has to say about this, Bruce. Yeah, this this is all good. It's just a minor minor change. So, no words on our

6:45 – 7:22Speaker 1

Okay. So, I'm open for question. Do I hear a motion to accept this variance to approve it? Yes. Okay. Motion. Motion's been made to hear. Second. Motion been made and seconded. All in favor say I. I. All oppose. No. Eyes have it. Variance has been approved. Thank you. Thank you. Okay. Next item is Moonlight Meadows phase 2 final plat. Yes. Same same. Go ahead. Go right ahead.

7:20 – 7:56Speaker 1

Yeah. So this is uh just the the second phase of this project. Um I can't remember how many additional lots it was somewhere in the ballpark of 50 60 something like that. I can't remember off the top of my head. Um but it's just a continuation of what was phase one. It went uh to the east of phase one and then also south a little bit and then that culde-sac that we just looked at. So um it's just the second phase of that development. So uh we turned in all the asbuilts. I think B you got you had a chance to review those correct? Yeah, I do have a comment on that, but yes, we have Okay,

8:09 – 8:23Speaker 1

there it is. Bruce, you said you had comment. Yeah.

8:24 – 9:01Speaker 1

Yeah. Basically, uh the one thing that they uh they still have to do and and they're currently working on it is to lower some of the meter setters. Um the the depth is not adequate to fit our meters and then keep everything low enough to where, you know, the boxes aren't sticking up real high to the ground. Uh they're currently working on that and there shouldn't be any reason why they won't have those finished by council meeting. So nothing to hold them up. Just wanted to note that that's something that you know they need to complete.

8:57 – 9:21Speaker 1

Sir, this this I'm I'm sorry. I'm a senior so I get things confused. Some time ago we had another problem with meters height too in a another subdivision. Correct. Deerfield. That's it. Yeah. Y sir. Yeah.

9:17 – 10:00Speaker 1

Yep. It's um you know it it it's specified on the plans, but there's times before where we could get away with uh especially when we had Badger meters, you could uh you could set those a little higher and those those meters were um a lot shallower. And so you could you could get away with, you know, setting that setter higher and everything would still fit. But um our current meters and then the end points that go in the box um need a bit more room. Yes, sir. And so um some of those are too shallow and they're going to have to lower them. So we don't have to go in there and make modifications.

9:58 – 10:24Speaker 1

Did So did they do it? They didn't do it by the print. Not exactly, but that's that's not completely uncommon. Um but we're making sure from here forward that they do stick to that. So yeah. Yeah, but they have some over there to do and it it shouldn't take them too much longer to just make those minor adjustments. Okay. So, thank you, sir. Freeze line.

10:21 – 10:52Speaker 1

That's the other part of it is so it's low enough so it stays, you know, near that frost line so it's got some thermal protection from the the dirt and everything, right? I mean, because if that obviously if that meter's sticking up too high in that box and it's 10° outside, there's a chance that it it could freeze. You want that as well? Yep. But that's all I got.

10:56 – 11:41Speaker 1

So to speak a little more on that, um that's it's a common uh that's a common occurrence with the meters uh being have having to be adjusted. Reason being is because when they're when they're building these subdivisions and laying all these new utilities, you know, first they'll go in there and cut the road in uh and then they'll lay your utilities and the last thing to go in is is curb and gutter and asphalt. Um so when they do the final dressing after the curbs in, sometimes those boxes are a little high, sometimes they're a little low. It's it's a common thing to have to have them adjusted. It's uh it's a common occurrence. It's not a big deal. Um like Bruce said, um there shouldn't be any reason that they can't be uh adjusted before the final before the final approval by city council. Um so

11:46Speaker 1

any other question?

11:55 – 12:12Speaker 1

Motion. Second. Second. Motion been made and seconded. All in favor signify by saying I. I. All oppose. No. Eyes have it. Final plots's been approved. Thank you. Yes. Okay,

12:16 – 14:14Speaker 1

Well, we have a couple things that we'd like to present. First of all, we want to welcome Jack as our new uh chairman. I meant to do that earlier, but I did not. But welcome. I think you do a fine job. Miss Aaron decided she wanted didn't want to be on the planning commission more and I asked Jack to be the chairperson. He accepted it. So I think you do a great job. We do have three people that went off this time. Aaron, Helen, and Alex has gone off. Aaron couldn't make it tonight, but I'd ask Alex and Helen to come forward, please. All right. Great job. Appreciate it. Thank you very much. Helen was over there for a number of years. Been there a few years, but uh both had very good things on the commission, very good contribution. So, we'd like to give you each appreciation to Alison Helen. Yours says vice chairman commission commission mayor dedication to the service of the city of war. We wish you the best in your future endeavors both personally and professionally. And also something to take home with you. We'll give you your name tag. All right. Thank you very much. Thank you. Okay, we have u uh announcements upcoming dates. February 16th, the city offices will be closed for President's Day. City council meeting will be

February 17th. It's also the same day. Early voting will begin from 8:00 a.m. to 6:00 p.m. February 23rd will be our next planning commission meeting here at 6:30. Um, and with that is any other business needs to be taken care of. It's been undone. I have something, sir.

14:36 – 15:09Speaker 1

Yes, sir. uh when we uh have these meetings up here, I know this is a pain, but I'd like to see a full-blown print of this stuff every once in a while to see what Now, I don't think we all need a a print of it. Just maybe one for each side so we could look at it, you know. Is is that possible? I will tell you it's it's the responsibility of the developer to provide the prints for us and we can bring them up too.

15:13 – 15:44Speaker 1

Thank you for that suggestion. Well made. Okay. Nothing else. I'm open for a motion for adjournment. Voting. Motion. We Thank you. Do I hear a second? Second. Motion been made. Second. All in favor signify by saying I. I. All oppose. No. Eyes have it. Well, thank you for your attendance. Any family members want to go take pictures? Go for it. Planning Commission
