Alrighty, we don't have any conditional use permits in front of us tonight, but I'm going to go ahead and read this anyway. There is a significant increase in fraudulent phishing requests using information from the public notices that are issued concerning the applications being heard during the Planning Commission meetings. Tooele City collects fees only at the time of application submittal. Tooele City will never ask for funds to be sent over wire transfers. Legitimate Tooele City emails always end with TooeleCity.gov. If you receive a request requiring you to pay additional fees for an application in an email that does not end in TwillaCity.gov after your application has been submitted, this is fraud. Moves us on to number three tonight is our decision on a preliminary subdivision plan review request by D.R. Horton for Western Acres Phase 4A, a proposed 23-unit townhome development on 1.35 acres located at approximately 1600 North Copper Canyon Drive in the MR16PUD multifamily residential zone. Just bear with me one second here, Commissioners. I neglected to download the presentation to my iPad. So... Let me take care of that really quick here. Okay, here we go. All right, so this should be a fairly simple item for you tonight. This is a preliminary subdivision plan for the Western Acres Phase 4a. You're probably pretty familiar with Western Acres up to this point. It's a relatively large development that has been developing with individual preliminary phases as it extends from north to south. So this is an aerial photograph showing the location of 4A. It's a smaller phase consisting of only 23 townhouse lots. And this is the zoning map that demonstrates the property being zoned MR16PUD. As you can see, it is surrounded on all sides by the same zoning and the same properties located within the Western Acres development. This is an overall of the Western Acres development. The area shaded in red is phase 4A. It is immediately south of phase 3A, which is highlighted in red. And so as you can see, the development continues to move south as they are able to acquire the necessary water rights and so forth for the development. This is the preliminary subdivision plan. The plat contains 23 lots. Those lots are basically the footprint of the individual townhouse unit that will be on top of the lot. Those lots will be privately owned. The plat also delineates limited common areas, which is the driveway and some private open space for each lot. And then the remaining portion of the area will be common area. which will be owned and maintained by the Western Acres Development HOA. And then the road, as you see there, will be a private road, which will be maintained by the development as well. So there are no public road dedications involved with this subdivision plot. Staff has reviewed the preliminary plan according to the development standards as found in the subdivision ordinance and we are recommending approval of the preliminary plan with the basic conditions listed in your staff report as well as a couple of additional conditions that just address PUEs and then I can't remember what the other condition was, but we'll deal with those in final plat. We just wanted to throw those on the preliminary plan just to have those there. So if you have any questions, I'd be happy to answer those for you. And Mr. Lewis has made the trip out here for this item. So he's here if you have any questions for him. And I'll turn it back over to you. Thank you.
