Thanks for attending our special administrative permit hearing on today, April the 21st, 2026 at 3:30 p.m. Um, we're your planning and zoning staff here at the city of Stone Crest. I'm Ramona Everest, your senior planner, and across from me is our director, Mr. Ellis Steel. So, I'll start off with the purpose and intent of this meeting. The meeting was initiated by the state of Georgia as of July the 1st, 2023. A public hearing is required for all special administrative permits for type one home occupation. A home occupation where no customer contact occurs. This meeting occurs every third Tuesday of each month. Medium decorum. Please be respectful to the applicant, citizen, and staff. Keep questions, comments, and or concerns relevant to the agenda items. 10 minutes will be allocated for each side in opposition or in support to make comments. On this next slide is our type one home occupation rules and operations, which is from our section 4.2.31, home occupation and private educational uses. I'll go down to letter C. All home occupations shall meet the following standards. There shall be no exterior evidence of the home occupation. No use shall create noise, dust, vibration, odor, smoke, glare, or electrical interference that would be detectable beyond the dwelling unit. The use shall be conducted entirely within the dwelling unit. And only persons living in the dwelling unit shall be employed at the location of the home occupation. No more than 25% of the dwelling unit and or 500 square feet, whichever is less, may be used for the operation of the home occupation. No more than one business vehicle per home occupation is allowed. No home occupation shall be operated so as to create a cause a
nuisance. Home occupation shall not be included. I'm sorry. Home occupation shall not include the use of a dwelling unit for the purpose of operating any automotive automobile repair establishment or car wash. Occupations that are mobile mobile or dispatch only may be allowed provided that any business vehicle used for the home occupation complies with section 6.1.3 and is limited to one business vehicle per occupation. So today we have two items on our agenda. The first is SA26-013 with the address of 3161 Palm Ridge. Tania Vasier is the applicant uh with once appointed slime. The petitioner is seeking a special administrative permit to operate as a type one home occupation for administrative use office for an offsite slime business. On this next slide, it shows our future land use map which is suburban neighborhood. The star represents the subject property. On this next side is our zoning map is zone RSM, small lot residential. Um, I did go over the information that you sent in to us um for this uh presentation. Is there anything that um I may have missed or do you want to just give us a brief of what you're doing so that we can have it on record or what you're proposing? Sorry. So, make sure the green light is on. So, what I attempted Can you the microphone part? One, two, three. One, two, three. Okay.
Yeah, cool. So, what I attempted to do initially was renew the business license. But I was advised that I needed to uh file for a new business license um under I guess the uh the zoning. I'm not sure what the technical terminology for. Um and so I'm just going through the process of of the steps that I was advised to take, but I I initially started the application in 2022. I attempted to renew it multiple times in 2023, 2024,
but at that time there were issues with the to where it's like I couldn't I thought I paid for it but then I never got a official confirmation that I actually had the business license. So I just I didn't do the responsible thing. I didn't follow up and follow up. I just wrote it off at that point. So anyway, so I'm trying to become a preferred vendor uh with the city of Atlanta or whatever the case is. And so they require that I have the business license. So now starting the process again and I was hoping it would be a renewal but it's not and that's fine. So now um I'm having to do the home. Gotcha. Gotcha. Yes. Uh media production
at my location. Uh mainly I would say meetings, storing equipment and uh yeah just anything dealing with pre-production and storing equipment. That would be it. A couple of my neighbors open a rap studio and they uh I guess my immediate neighbor they know me or whatever the case is and they know like if I'm not traveling I'm working from home and so they kept calling her saying if he's opening up a rap studio he's going to have a bunch of over here. We're going to go up there and not. So, obviously, they got the memo. Okay. Well, thank you, Miss Barry. I'm glad that was confirmed. Yes, a type one home occupation is only allowed with no customer contact. So, there will not be no uh residents or nobody coming to the house should be come to the house. Okay. Thank you.
