And basically, the store inventory categories that I had that we're going to be selling under beverages, it would be soda, bottled water, energy drink, juices, iced tea, exotics, milk, et cetera. We're going to be selling snacks out of there. exotic chips, candy, cookies, protein bars, beef jerky, mints, ice cream. And we're going to be selling household items out of there like toilet paper, paper towels, foil, candy, incense, bags of ice. Health and beauty, we're going to do over-the-counter medicine, toothpaste, deodorant, shampoo, hand sanitizer, perfume, phone chargers, cable, batteries. We also want to do some tobacco products like cigars, hookah, accessories, papers, et cetera. And we also wanna do some automotive supplies, oil, tire gauges, WD-40, electrical tape, windshield washer fluid, antifreeze, et cetera. We also want to coordinate, we looked into it, a pickup for a package pickup service with Amazon. FedEx and UPS where they drop the packages off there. And then for the people that live in the area, a lot of them have like work-live spaces and really have nowhere to go when packages are dropped off. They'd be able to pick them up at our location.

Well, they can pull around. Like if we had something from like Amazon or UPS, we would take that with them. They could pull up into parking. I mean, in the alleyway in the back. unload whatever items they have, because we're only going to be doing smaller packages, not moving couches or anything like that, or big screen TVs, and that we can offload it relatively quick, get it in the building, two, three minutes later, they're gone. Okay. And it wouldn't impede no traffic there in the alleyway, because that area right there is so wide, you can go right around it.

But I did want to refer to Alderman Sonia's letter of support that it is conditioned based on Mr. Torres' discussion with both the Neighborhood Association as well as the Cherokee Sid that he has guaranteed that there would not be any sale of alcohol, any tobacco products. nor any Delta 8, Delta 9, and any drug paraphernalia. And he's also clearly stated there will not be any gaming machines, nor adult themed toys and items. And so I came into conversation, I think, when he expressed confusion about selling rolling papers or cigars and things like that. That was not the understanding when he explained that to the neighborhood association as well as Sid, he focused on the target audience, being folks that want car cleaning items as well as just snacks from different countries. And so if if this becomes just a typical convenience store. uh that that is not uh understanding that he had shared with folks so in terms of the condition use if that is something that is clearly stated no alcohol or any tobacco products uh that that is something that i know all the women signing wanted to uplift okay call him back and ask about the tobacco products thank you thank you mr stewart ralph mr torres are you still on the line

So one thing is just like I would like to mention is I have a store also in graduation base. I'm a board member for CID and I'm supportive of the neighborhood. I never do anything to do anything at my premises to upset or disrespectful to neighborhood or anything to legally to break the law. So just.

Laundering, ma'am, we have a signage. And usually, to be honest, if you come many times, we don't have any laundering here. If anybody's here, we always tell them to leave. We make sure there's no open containers, alcohol, anything is anything in our premises. We got a signage over on my windows. So... There are no laundering at all at my premise.

So I would like to say that Because I'd like to start by saying that because of where I live, which is immediately adjacent to the 7-Eleven property, I perhaps am more qualified to speak on the impact of the store on surrounding properties than most others. And I will start by saying that I also don't believe that a liquor license was what was previously present at this property before the unfortunate passing of the previous owner. I believe it was only beer and wine, so I worry that a liquor license would be a change from before. But yeah, so my biggest concern is that this location has a history of creating a neighborhood nuisance and safety concerns, which would detrimentally impact neighbors in terms of their ability to use their property and impact property values in the area as well without adding value to the area. I have lived here since before alcohol sales ceased at this location for, again, the unfortunate passing of the previous owner. And I have lived there since. And so I've seen a before and after of the impact on the neighborhood when the sales were allowed and after. And I will say that since the sales of alcohol and food have stopped at this location, things have improved dramatically. Before, there would be cars that would play extremely loud music and would congregate in the parking lot at least 20 to 30 times a day, which was a constant, unrelenting nuisance that interfered with our ability to sleep, study, focus, rest, and otherwise sleep. enjoy property. And if I'm experiencing these issues, several neighbors are as well. I also there have been multiple violent altercations and crimes that have occurred at this location, which create a safety risk. In fact, I have video evidence of an altercation that occurred on October 8th of 2025. during the day in which one of the store employees was violently assaulted in the parking lot by a customer, which creates a safety issue not just for residents, but for the employees of the establishment as well. Another occasion, I saw a large fight between two groups, about a dozen people, where I witnessed an individual brandish a firearm. Thankfully, that was not used, and nobody seemed to be seriously injured. Additionally, individuals routinely will sit on the curb that's adjacent to our property, drinking alcohol and eating cooked food from the store, resulting in litter. And since the alcohol and food sales have stopped, these loud music incidents have dropped significantly. There's only a few per day. There have been no fights. I've not seen any loitering or litter. And the store has remained a busy, viable business without these nuisances. And as I said before, this application is for full liquor, which is a broader license than what produced these problems before. So there's every reason to believe that these exact same problems will return and at a worse level than before. Separately from these incidents I've described above, there was also a serious robbery that happened at the store within the past year. Serious enough that a 24-7 security camera was installed at the property directly below my balcony, like within several feet from my patio chairs. that remained for months. It has since been removed, but this illustrates that the location already carried a meaningful security risk back when it only sold beer and wine and food. And that has already resulted in a need for 24-7 surveillance equipment. And so adding full liquor sales at this store with this history raises serious concerns about the safety and privacy for adjacent residents. Now, for me and my wife who live here, we're both health care workers. We're planning to have a child. And with the level of noise that this establishment creates and the level of nuisance that it creates when there was alcohol sold is not something that we want to deal with. I have no grudges against an individual who wants to make a living in a business, but it has really been a huge negative impact on our ability to to enjoy our property in peace. And furthermore, there's no real community need. Within a few blocks of this store, there's already alcohol that you can buy at the ZX gas station on Morgan Ford just a few blocks down the road. And then there's Quick Trips on both Kings Highway and Graveaway, both within a mile. liquor can be purchased at schnooks on arsenal which is just a two to three minute drive away there's a ton of food available here in this stretch of morgan ford already and so i think this application doesn't fulfill a gap in the neighborhood and instead it just reintroduces a documented nuisance and safety and security concerns just to duplicate kind of what already exists so I ask, my request would be that the board denies this application in full, including both cooking and liquor components, given the documented history of nuisance and security concerns and lack of value add to the neighborhood. And yeah, that would be my statement.

I have a store as just like in Graves and Bates and then this will be, this is my successor for my running that stores in my brother's store to make sure support is. and families after he's gone and take care of my families. And for that, if there's any part, if it's causing issues, please give us a chance, see how we do, and go from there. A lot of issues, again, it was the past, prior my brother was become a franchisee in 2022, and he's reduced a lot of it. And when I took over, I pay more, I'm more focused, paying a lot of energy. Every day I am here at the store between seven to eight hours. to make sure we reduce these challenges and issues and be supportive in the neighborhood. And this is something, when we talk about the sales, when we lost the liquor sale as a store, the sale is up to 42% is down, even not supporting the payrolls, the employees. And as me, I'm trying to run the business because it's the love of my brother and his legacy. And he used to, that's why, and to make sure be taking care of their families. And that's why I'm here. And just, again, we had a full liquor before. It's not beer and wine. And that's what we do. And also we never stopped selling hot food. The parking lot issue is not ours.
