Thank you, Mr. Chairman. We have a site plan review for 1031 First Street. This was submitted by Fike Design Group on behalf of Ott Real Estate for the address that I mentioned. This property is zoned commercial services and surrounded mostly by commercial services with some residential, single family residential on each side and residential across the street. There's an aerial view of the property today. So what they're going to do is they're going to demo. You can see that at some point in its life, the building that's facing First Street had an addition put on it. They're going to take down that one-story addition and replace it with a freestanding building. You can see the building that's proposed in gray to the right on the overview site plan. It's the same width as the building on First Street, so the view from the street will be almost unchanged from the existing. This building is a little bit longer, so it's going to add about 700 square feet and increase the lot coverage. from 21% to 22%, which is well below the maximum. It meets all of the required setbacks for the zoning district. You can see the proposed light fixture locations, which also meet our code for exterior light fixtures. And the proposed floor plan, the applicant said that it will be dedicated to a machine shop, which would require one parking space per 650 feet gross floor area, or six parking spaces. And on the site, you can see up to the left of the building, it's kind of a mixed-use structure. They have plenty of parking for all of the land uses that are going on at the site. They do plan to restripe the parking spaces, so they're about 15 over what they would actually be required when you add up all those land uses. We talked with engineering about the stormwater plan, so this site drains to the north, and then it goes into the city system. There's no additional landscaping proposed. Of course, we always love it when we see people Take the initiative to add landscaping, but the code does not require any additional landscaping for this improvement So in general as I mentioned this site plan Proposed building meets all of the requirements for our planning and zoning code has plenty of room for on-site circulation the light is compliant etc and And the fire department just wanted to put on the record that the building plans will need to reflect the proper fire suppression for the materials that are stored and tested there, including but not limited to the fire alarm and sprinkler coverage, which will be addressed. They get the review when they get their building permits. So in conclusion, staff recommends the planning commission adopt or approve the site plan with the following condition that all applicable permits are obtained through the building department, engineering department, and any other applicable agency prior to construction.

The building furthest to the west is an Airbnb. The center section is a storage, boat storage in the back, and it's a nautical shop in front. What had been there is just a new owner that owns the building. The east section in the front is an office. with an apartment up above, and behind it is a machine shop, but the building is held together with band-aids. It's ready to fall down today. And they're just going to put the new machine shop in there.
So the building that we're looking at, is that actually part of what used to be Asher Brothers?
