So, up for new business is docket RBZA 26-001, application followed by commercial signs LLC requesting a variance from development standards for a 60 square foot copy space area variance from the 30 square foot copy space area maxima on a freestanding sign. Yeah, Aaron Keebler, 15407 Canyon Bay Run. Fort Wayne, Indiana, 46845. And we are just, you know, based on the standards now, it's 30 square feet. We've got to be so far set back with the easement and with the road visibility and the speed limit right there. We feel that the business would be better suited with a little bit larger sign than 30 square feet. The digital portion allowing us to advertise, promote, and also, you know, allow traffic to have visibility of the sign itself. We think the size is justified. I mean, the signs around the area are all, you know, the gas station and bank just across the street have about the same square footage, if not more.
I've got a question. In your application, you kind of define it as two different signs.

Because a lot of this stuff, we try to go off of what we've already done, try to keep things uniform, even what we've allowed. At least since I've been on the board, that's what I was always kind of told is we try to do to be reasonable. And it's not like it's a giant... billboard because I wasn't sure what exactly we were looking at.
Can I add something? Yeah, do it. I think one thing to keep in mind, this is probably one of the most important pieces to this, is that people will be going through at 50, 55, you know, if they're not following the speed limit, 50 mile an hour, and they need probably a bigger sign to make that last-minute decision to turn in or to not turn in. You know, when there's a lot of other signs competing for that, I think too small of a sign, people are going to probably miss it. Once you go through the light, there's only one building.

to car wash because there may not always be for now yeah i was gonna say i had a lot of development but by then they're gonna know what it is if you're not from here though the people who are from here will know it's the ones traveling through who maybe don't who might make the decision oh a car wash okay so i think if we were just counting on the town people we wouldn't even need a sign right but i don't know that car wash will make it without with just the town like i don't know that the population
I've had car work people tell me I'm crazy for building it there in Romano because of the population not being high enough. So, but, you know, it's just an investment we wanted to make in the town.
So, I guess I have a follow-up question, and Tommy, I can't ask it. Because I'm assuming, and it's not fair because you can look it up, that you have the property next to it, right? And so I'm assuming you're going to put some kind of other business in there? What plans do you have? And I know you don't have anything in the ground yet, but a second sign, right? Because I'm assuming it's going to be like a Belmont beverage type closet or something.
Maybe bring Taco Bell. I don't know.
I'm just saying, like, you're going to have something else there that you're going to need another sign. So have we thought about, when you do develop that, what that's going to look like so we're not
Well, without knowing what we're really going to build there yet, I just don't, I can't really, I mean, I guess you could assume another, I mean, it would probably have to have a sign of some sort. Right.
And it can be a little different too when you have multiple tenants, like you're a shopping type of center, you know, you're going to all be kind of sharing.
And then you've got road frontage on two sides for that piece. Okay. So that was one of my thoughts that as I know you're going to develop it, like how does that look for round two of,
this conversation right and the fact that it's close to the intersection and where sometimes you might be stopped i think it has a little bit easier time to even if you put signs just on the building itself because the building will sit so close to the room on that particular well i mean it has to sit where you see the square right i mean that's it's a pretty as she knows it's they went through a lot of moves to even make it as big as what it was right that's true that was my only question

So, you know, Kevin Biggs and myself, we have a project behind the saloon, and we did have a hardware shop slated for that, and we would like to get a grocery store. It's just trying to find somebody who wants to, once again, take that risk. I don't want to run a grocery store. I know nothing about a grocery store. I can sure build one. But I can't run it. Same with a hardware store, really. But I think there's more, maybe, interest in a hardware store than what there might be. Kevin has ties with that HWI, or is it HWI? I don't know if that's the same or whatever. So, but yeah, that's where I would see those going, just from a parking standpoint. This isn't gonna have a ton of parking available to it either.

So, I mean, to what you were bringing up, like for future, you have the corner before this property, or to the south of it, that you're not really going to have. I mean, because that's a good, good point is, you know, what kind of future could you see there? I mean, there's really only one other property there that could have signage in the future. Unless something drastic. Yeah, you never know being on that corridor. Well, unless something drastic.

Just with the 50 mile per hour speed limit through there, people need that time to make that decision whether to pull in or not and know what it is quickly enough, especially with that intersection being there. But no, staff recommends approval of the request. And then as suggested findings, I did adopt the applicants, I believe, on most all of these. He did a pretty good job on his findings, so I adopted those as a suggestion.

So I don't, for me, it was an easy, it's not an issue because how do you tell them no when we already have it? Several other signs, although the local saloon, I didn't remember that it was different until I paid attention.

The proposed sign is designated as a single integrated structure consisting of a 4x10 illuminated cabinet sign for permanent business identification and a 5x10 digital message center for operational messaging and customer communication. Reducing the size of the currently permitted size would significantly limit readability and diminish the effectiveness of both the identification and messaging components, making the site functionality inadequate for the conditions present at the site. The practical difficulty is further influenced by the scale of property and roadway environment. The property contains approximately 340 units rented along a major commercial corridor and the requested sign area is proportional to the site and surrounding roadway conditions. The request is not for multiple signs or an unusual sign type, but rather for a reasonable increase in the area necessary for the business to effectively utilize the property in a manner consistent with our commercial development standards.
