So we're working with city staff and our consultants to very thoroughly update the initial study based on revisions that are being required by Calimod changes from the time that we originally submitted our application till now. There are changes if they made have made changes, and that is in an environmental review, not grandfathered in. And so we're being very thorough with that. We appreciate staff working with us. We wanna make sure that we get it we get it we get it done right.
And so staff, assume, will let us know when it's time to come back.
We are about to give them the revised initial study in the next couple days. They'll have time to review that, and then they can speak to this, but then we're gonna re advertise.

Good morning, madam chair, members of the commission. Your acting city planner, Edgardo Caldera, is under the weather today, so I am filling in for him. I'm also here to present the twenty twenty six rules of procedure for the planning commission for your review and adoption. This is required, an annual review. We haven't done it in a few years. It's been since 2022 since you've actually reviewed your rules, of procedure and conduct of business. So, we have suggested one change which strikes a redundant provision. So that is in the red line version of the rules that were attached to your agenda packet. But we also welcome Planning Commission discussion of recommendations or suggestions for changes to the rules. So I will hand it over to you to have that discussion.

All right. It is important to review those, so thank you for bringing that forward to us. Very good. Anything else? Do we have any items for future consideration that we need to know about?
Yes. If we're on to communications, so the meeting of May 7, we will be presenting our capital improvements plan and asking for a determination of consistency with the general plan. So that will be the one item coming on the seventh. May 21 is going be a busy day. We have one public hearing item, which will be a 300 unit project in Ward 1. The Iron Lofts project will be presented for a public hearing. That's a general plan amendment, a zone change, a specific plan amendment, and review of project plans, so big project. Project. We also have a couple of code amendments that are coming before you. We will have, the adaptive reuse ordinance, coming to you.
This is a grant funded project that we have been working on to streamline the conversion of nonresidential buildings into residential uses, and so we will have a public hearing for adaptive reuse, before that has to go to city council. It is grant funded, so there is an expenditure deadline associated with that at the June. And then the other item that we have, for code cleanup will be an omnibus cleanup of the zoning code. This one's a little bit of a bear, and that is because, the city clerk's office conducted a legal review of the entire municipal code, and suggested cleanup changes, updates to internal references, really truly cleanup stuff, but there's a lot of items, in there to clean that up. So that will be a public hearing to review those code amendments for you.

Yes. Is a workshop on the general plan update. So that will be a fun discussion with you all. And that is what we have for the month coming up in May.
