Okay, it is six o'clock so we'll call the meeting to order for city of class for planning board Monday June 22 2026. We can all rise for the pledge of allegiance.

HAB-Masyn Moyer- As discussed in the pre meeting, we do have minute meeting minutes from May, but since we don't have a quorum of eligible members to vote on those will hold those until next month. So we can move right to our one application for nines planning board application 26-04, which is for 17 Wells Street roof replacement. Emily will give a presentation and then you have the opportunity to step up to the podium with any other information.

So yes, we have a request to replace roof with in-kind materials. This property is connected on the same parcel as 126 Court Street. It is located in the Residential Historic District, more specifically the Court Street Historic District. The arrow indicates SHPO's designation of the districts that need referral. There was no specific building inventory form for 17 Wells. This is the one that is for 126 Court Street. I sent the 239M referral to the county and they deemed it a local issue. The proposed replacement is architectural shingles in color brown wood, which is, I believe, the same exact shingles as existing. These are applicant submitted photos. For Seeker, this is not located in a disadvantaged community. And as per the staff report, it is considered a type two action. I sent out this application for city comments and did not receive any comments from city departments. I sent the application to SHPO and they returned a letter stating that 17 Wells was formerly a carriage house for 126 Court Street. It's a contributing resource to the Court Street Historic District. It's listed on the state and national registers. The review, they deemed the in-kind replacement to have no adverse impact on historic resources. And finally, staff recommendation is to deem the application complete as the applicant has completed all necessary items. And that's all I have.

No, I mean, this is exactly as it was stated earlier in the application. Everything will be replaced in kind as is, as you see in photos, as she's showing in architectural, she knows that we will be replacing. We have product on hand already and contractor waiting. Okay, well, go ahead.

Everything's looking to stay the same. from a tree on the side of the photos on the side of the old carriage house slash residential house. That's why we're looking to replace them before it gets worse.

Okay. Thank you. Did the tree come in contact with the roof or did it just pour water into it?

We did not have to remove any tree particles that were on the roof, but the tree definitely has come in contact with the roof. I mean, it was close enough. We had it trimmed back professionally this year, so that way our contractor could access the roof a little easier. It doesn't really show very good, but some of those shingles on the front side Okay.
