building we used for our own office um it used to be rented to the USDA they've now moved out um and so the larger building uh we it was us and three tenants and uh the tenants have all uh vacated and so we've had the building for sale um there's a parcel on the front that kind of goes along with it the everybody that's been interested so far is only interested in the building so we're asking for a subdivision to split the building off we're going to keep the rest of it for ourselves and ask for the subdivision toil itself mhm MH is um I I couldn't recall if the buildings are connected no okay they're separated okay all right how many buildings is on that that that corner is it just two okay two and then there's what almost looks like a an outlaw but it's not it's all part of the is it okay there's another building under the corner we don't own that's owned by the uh um extension Council R it to the 4 extension seate non profit okay um what is that z uh C3 C3 okay the the new lot would be C3 yeah no no zoning change at all right with what's existing or the change correct okay um guys have any questions uh for David um yeah I mean that's uh that's a nice corner you know it's a very nice I remember I remember when the development of Walmart was going on and that whole area right there was so you know back in 2007 2008 was kind of getting crazy and I know everybody was probably looking at you're a lot your buildings back then too I mean it's just such a good busy corner so yeah um the lack of water and
sewer is hurting us right now so if that gets changed someday then possibly be we'd be willing to sell it but you know it need some improvements so so that's not is not in the city limits no it's in the city limits but water sewer is just too far away it's way far away oh really yeah oh I didn't realize that so it's it's unwell it's on well it has been for probably since since it got built 19 14 16 okay but what about crossbridges they have sewer water uh no no wow wow I did not know that okay wow just starts and stops at Arby's right there Arby to bring it to this parcel it have to be well you know where the water tower at it have to come up basically by Walmart yeah oh okay okay well just interesting I didn't know that I I never realize there's no fire Hy under that corner there so okay now has no beer in that I just more or less curious of you your property there so um Doug is there anything else add to what your besides oh again it's kind of um uh again not quite housekeeping but kind of housekeeping uh housekeeping excuse me um the uh it's what's called a minor subdivision in our ordinance so they can do a preliminary final fight at the same time at the same time okay um and you know really it's just kind of making sure you know the lot size is what it should be and there's nothing odd with anything we don't need any easements but this cular case because Water and Sewer so far away we don't know where it's going to go so yeah um and there's a couple different entrances to these parking lot yeah there's one off of uh 23 and one off of

solar Farms we'll see there's one going there's one going in over at uh yeah that one is a uh it's it's part of Pilkington so it's an access their land right it's their so we've got a couple though that would be like on their own so those requal use okay what size are those one one is on uh good question I T my head I don't want toall uh any of you had any negative stuff coming at at it at all um been Grundy County and we you know just kind of starting to go through the application right now um and these would be our really our first ones that we'll we'll take a look at as far as through a condition process so far they've submitted all that ordinance requires um you know something to consider though I think something that uh the city obviously the planing commission needs to give some direction to is you know sometimes uh they lease the land for say 30 years is it in the path of development right sure that's a big thing for Plano that's a huge thing where do it going yeah yeah and I think if you look at a map of LEL all they have is to go northwards kind of and if they were we want to be careful that we don't block basically block ourselves in by yeah having something like that out there um is is now I remember we were working um on our little committee about uh some of the things going on you know kind of tidy up the zoning ordinance Z yeah zoning ordinance have we I mean where are we at with with solar we need to rec and go through that go through yeah I'd be willing to get back on that again basically I gota say what me yeah that's fine basically what it is yeah no I I mean like I said I can make work you know ahead of time and then um so when
they if this is uh brought to the um to us next month what do we have go go on as far as talking about solar F yeah uh well we've got remember and and not to expect your member but two three years ago we did a solar ordinance solar farm ordinance okay so basically we have the solar to go off of um and then you know we had the findings fact for the for the conditional use um so uh can you res send that if when you send out the packet uh email can you attach the the the verbage of the um ordinance yes okay I'll I'll put it in the SharePoint yeah if you don't mind yeah that way we have it handy sure for the meeting if if that's two years old is that congruent with the state's requirements uh um I know don't quote me on the two years I got to I'm just s saying Livingston County they spent a lot of time going through all this sort of stuff and then all of a sudden the state came down with this the if it's unincorporated it's different the state I know what you're talking about basically if you're unincorporated the county basically has to has to approve it essentially not it's not so with MP okay what about wind is we have to discuss anything about like uh a small like for instance like the hospital had that one up and I don't think it operates anymore small wind I we do have a wind farm ordinance I think that particular case like a one single turbine yeah as an accessory they don't seem very popular at all but no if people wanted one like at like in residential you talking business or residential resal be tough they're so big that might be your zoning ordinance review well like the one that the hospital is not that large that could handle a small have one of those in their lot but this is going back to when they were we were talking about the panels by
