“Commissioner Hendricks here. I like the additional landscaping that you have. If you were to build it like this, I don't think I could quickly see that there was a pond there. So I'm quite fine with that and the additional trees. Do you have a landscape plan that shows, like, are you going to be able to show city council this”

“Yeah, because the rendering doesn't quite match this. So I think you're going to have a, unless they match, I think council's going to give you a hard time again. So I'd make sure I give them a clear landscape plan.”

“What I was going to say is that unfortunately this is not on you, but There are dry ponds all throughout Pearland where they don't maintenance them and they don't maintain them and they let cattails and everything else grow. And they look really, really bad. They look trashy. And so I think that is the problem is just the people that have come before you have let that get out of control. And I think that almost has to be more on a city policy side. And if they don't want to see that, then they could get their ponds inspected and every year or two years or whatever. But I think that's…”

“I will turn it over to I'm just having a hard time with that tonight. It's written in my notes. I know.”

“This might be a question for the owner. Is this utilizing, is there regional detention?”
Planning & Zoning Commission · Aug 31, 2026
- Play at 38:16
“Yeah, that's what I was thinking. Thank you for clarifying.”

“Okay, can you go back to the zoning map? So when we look at that, there's a neighborhood services track behind them. If they zone this residential, what will the impacts be to that neighborhood services? Will they have any setbacks that they'll have to, that would change? Or can they develop as normal?”
Planning & Zoning Commission · Aug 31, 2026
- Play at 55:27
“So is it the same setback or will it change?”
Planning & Zoning Commission · Aug 31, 2026
- Play at 56:23
“Yeah, no, but what would be the change in the buffer?”
Planning & Zoning Commission · Aug 31, 2026
- Play at 56:46
“Is there a way that we can, so because the person that owns the neighborhood services, there's two tracks they could develop further back. Is there a way that we could notate to where there cannot be impacts to those properties? Because I don't have an issue with the residential home. I just don't think it would be fair. If somebody owns neighborhood services track today, now somebody comes and rezones the land behind them, and they had the assumption that they could utilize the property, and now that's changed.”
Planning & Zoning Commission · Aug 31, 2026
- Play at 57:55
“No, it's not the additional, whatever the additional. So if the buffer was 20 and now it's going to go to 30 because we rezoned this property. then I think the condition should be they don't have to meet that additional 10. Does that make sense?”
Planning & Zoning Commission · Aug 31, 2026

“But do we actually know what that impact to the properties behind them would be? Like, exactly? What's all involved? Is there like masonry wall now? I mean, what's the list?”
Planning & Zoning Commission · Aug 31, 2026
- Play at 59:20
“Yeah, I mean, I agree. I just don't want to impact somebody else's commercial property, essentially, or neighborhood service property.”

“I was going to say that one of those topics came up as the office, little mini offices that we don't have. I mean, we do have some in Pearland for sure. But it seemed like it could be in multiple zoning. It should be added in. I think that was something we discussed. Would that be something we could talk about?”

“Commissioner Hendricks here. I like the look of this. I think the amenities are great. If I were 28 or 27 year old teacher moving to Pearland and I just got a job in the community and I wanted to live and work here, I think this would be a great first start being that I couldn't afford to buy a five hundred thousand dollar home and buy pay for taxes and insurance and car note and car insurance and everything else so i think this is a great alternative for those young people young couples that want to live and work here in our community and i love your amenities they kind of remind me of a…”

“I think this is a great move for you guys. I like your renderings, and thank you for sharing what you guys do for the community. I mean, I had no idea. That's really good feedback and data. Other than that, I don't have any other comments. I think it's going to really hopefully block the view from the neighboring property where you can see just cars all around. So I just think it's going to add value to it at this location.”

“I actually love the idea of that. I think it's, I mean, I haven't seen your renderings, so, or what that would look like. Obviously, we want really nice looking, I guess you could call it office warehouse or office suites or office condos. I love the idea of that. I don't think that residential SR-15 makes sense unless you combine it with the Enrique and Angelica property because 10 acres is not enough for the amount of cost that it takes to develop a residential neighborhood in 10 acres. They're not going to get the lot. the value of the lots from the builders, it's just not going to happen.…”

“One other point I want to say too, SR-15, they'd have to, in order to turn that into a residential neighborhood, they'd have to have a public roadway entrance that's at least 60 foot wide. And that would completely just, I mean, where would that go? Right in front of the... Yeah, but you already have two entrances off dollar. So I'm just saying it just seems like you guys own where it says neighborhood services. That would be dollar store would have to give you that, right?”
Planning & Zoning Commission · Aug 3, 2026
- Play at 49:30
“Yeah, you'd have to put in a public roadway. Yeah, coming up through their parking lot.”
Planning & Zoning Commission · Aug 3, 2026

“Yeah, so that's just, it doesn't make sense to leave that as SR-15, and we were all, or I was part of that, The 2040 comp plan, and I know there's just a lot of tracks we just didn't get to break down. We didn't break down every track there was in Pearland. So it's kind of hard. You just have to take a general guess at what something would end up being. But I could see how that really didn't fit for SR-15, looking at it from this viewpoint. So that's it.”

“Real quick, Henry, would you be okay with if they did something that, just so if you didn't vote for it or you're for it or whatever, feedback for them, like what if it was neighborhood services with a CUP for, and then they define what type of office professionals would be there?”
Planning & Zoning Commission · Aug 3, 2026
- Play at 59:11
“Well, and I'm thinking like what they might be thinking about doing, and you can correct me, is if you had an office and it's got a door, say it's a plumbing company, and they need to store, they need a roll-up door to get their stuff in and out, right? I'm sure you don't want it parked outside.”

“So I guess what would be some options that could help them in this situation if that's kind of what they were trying to do or accomplish?”

“Let's say they want to have a HVAC or plumbing company or somebody that wants a garage, somewhere where they can keep inventory for their trucks to go out, service industries. What would be an ideal category or something that they could just at least do a CUP, where everybody feels comfortable that it can't just be any type of business in GC or GB?”
