This is for a planned development and development agreement amendment for Briley Farm Phase 1. The total acreage of Briley Farm Phase 1 is approximately 36 acres, and it's in a traditional neighborhood design district and is zoned planned development. This is a site map of Bradley farm what we're discussing today will be relate to lot 10 and 12 which is highlighted on that map. So the requested action today to amend the planned development and development agreement to bring in 302 Briley Ave, which is lot 12, into the planned development. Currently it is not included. And then the applicant would like to split lot 10 and 12 into three lots, and this would increase the total allowable lots for the development from 53 to 55 lots. Um, then they, we will assign three lot types to these new, uh, we'll assign lot types to these three new, uh, lot configurations, and they'll have an assignment of a lot type D. And then this update also included just some, uh, street street scape guidelines and some recommended landscape materials for the development. This is a side by side of what the existing lots look like and the proposed requested lot configuration. This is also the assignment of the lot type. And these are the standards that a lot type D would have to follow. And then these are just excerpts of the streetscape guidelines and the recommended landscape list. So quick analysis, the lots are regulated, the lot sizes are regulated by the design district, which these lots fall under traditional neighborhood, which requires a interior lot to have a minimum width of 50 feet and a depth of 125 and corner lots to have a width of 60 and a depth of 125. The proposed configuration of all three lots meet the minimum lot size requirements. And then analysis on facilities and services. There's adequate wet water capacity. They have the ability to connect to sewer and they're subject to the school concurrencies and applicable impact fees. Based on our review, staff recommends that the Appearance Review Board recommend approval of ordinance number 202604 to amend the Briley Farm Phase 1 PD and the development agreement to bring in 302 Briley Ave into the plan development and allow for a new total of 55 single family lots by splitting lots 10 and 12 and to provide the additional design guidelines and planting recommendations.
