Okay. So, the case before us today is case number 2505 and it's on behalf of the of Wayne Wad Wadika of 2700 Hubble. Is Mr. Wadickle here? Yes. Okay. No, not yet, sir. Okay. the uh the case or the u is asking for a an a deviation from one of the ordinances and the the article 2 division 4 of the industrial district uh section 234 of the schedule of regulations requires that the total of both sideyard setbacks to be 40 ft. The applicant is is requesting a variance to allow the total of both sideyard setbacks of 31 feet 6 in. The variance will be will allow the applicant to construct an an addition that provides a six um foot 6 in setback on both side and a 25t setback on the south side for a total of both side yard setbacks of 31.6 ft. And uh it's noted that uh that that that the the uh ordinance requires for 40 foot setback. Is there anyone uh do you want to come up and present uh the justification for the for the request and state your name and address for the records.

Good afternoon. My name is Patrick Gary with Design House Architecture 3300 Auburn Road. Michigan. Um so as you explained the request is for a change from the 40 foot both side setbacks to 31 foot6. Um the site that we're working with at 2700 Avenue warehouse there that we're in progress of converting into bringing back to a warehouse warehouse and some offices that we're working on converting it to. Um and the proposed addition uh 22,000 foot addition um the the the current setback regulation would really uh limit the um programmatic logistics of the space um and combining with the two the two buildings and then also restrict the parking and other logistics around the site. Um and uh the requesting or having the the smaller setback would really just um aid in logistics of the building. Um I would also like to note that the fire department as part of this site plan approval um has requested a I believe it's a 25 ft uh fire access lane around the south side and east side of the building. So, um, we already we're providing that on the southeast side of the building and we're just asking to push that north side up, um, level with the existing building.

the um, the use of the building, it's an extension of our head cleaner woods. Uh we're we're in the restoration business and we're using numerous warehouses in Oak Park on Capitol for storage and for uh cleaning production of household goods. So this building will be an overflow building for us. It's currently 52,000 ft. We take it to about 74,000 all in. Um we think the the request is consistent with this the neighboring buildings around it. Now we border we back up to a hotel. Um, we've made a significant investment in the building. Uh, prior to this, the building was under numerous court orders to fix the fire suppression system. Um, and a number of code upgrades. We've since invested over $2 million in the building since purchasing it. So, we'd like to continue that investment in Oak Park. We think the request is reasonable. Fire department's cleared it. We had a 70 support from planning commission and uh we'd appreciate your support tonight. I also like to thank you for your service to the city, all you all the work you do. It can be uh I don't think people recognize the amount of work you do, but or parks been considered very friendly city to do business in and we've been here going on 33 years now and want to continue doing business. I'm happy to answer any questions that might be technical nature for Hunter or just in general about the site.
