Planning Commission - Regular Meeting

All righty, and welcome to the June 23rd, 2026 City of North Platte Planning Commission meeting. Welcome everybody. Item number one, roll call.

Davies, McCune, Matthews, Bain, Fudge, Jett, Forbes, Wuerl, and Van Velsen. Quorum is present.

Current copy of the Open Meetings Act of the State of Nebraska is posted on the back of council chambers. Item number two, let's look at the minutes from the April 20, 2026 meetings. You recall we did not meet in May, so this is the last meeting we have. I trust you've read them all intently.

Motion to accept the minutes as written.

Motion by Bain, seconded by Van Velsen to approve as presented. Any discussion on that motion? If not, grab your clickers. And the minutes are approved. Item number three on the agenda tonight, discuss and consider action on application by Charles Boettcher, Allure Gardens LLP for Legend 2nd Subdivision, located at 4714 West State Farm Road in an RL suburban residential district on property described as Block 4, Legend Subdivision, Lincoln County, Nebraska. Judy.

Okay, and this subdivision will create 11 lots consisting of approximately two acres each. The lots are outside the current city limits, but they are within the two mile ETJ and will require well and septic for construction. Essentially, they're just mimicking what they did on the west side of the subdivision, just adding some additional lots. If you have any questions, I'm happy to help.

I move to make a recommendation to approve file number SU 26-014, preliminary and final approval of Legend's second subdivision. Second.

Motion by Bain, seconded by Davies to recommend approval as presented. Any more discussion on that matter? Not? Michelle, please.

I am abstained.

Oh, that's correct. I'm sorry. Kathleen did inform me she needed to abstain from this. So we have a motion. The motion is approved 6-0 with one abstention.

Item number four, discuss and consider action on application by Stephen and Debbie Simpson and Joaquin, I hope I'm saying that right, Gonzalez. and Dora Vargas for Platteview 5th Re-Platte located at 1903 and 1905 East 6th Street in an I-1 light industrial district on property described as lots 3 and 4 Platteview 3rd Re-Platte, North Platte, Lincoln County, Nebraska. Judy.

Okay, and you'll have the preliminary and the final plats attached. The subdivision will reconfigure to existing lots. The lots do have access to city utilities. this one had a access easement so essentially what it's doing is adding the access easement to the existing lot you can see that in the panhandle shape so it's actually a better situation than it was before if you have any questions again happy to help do we know what they're doing down there At this point? As far as construction, no. At one point, the gentleman, they are going to purchase that panhandle lot, the one that currently owns the north property. Okay. But no, as far as construction, I don't have any.

I move to make a recommendation to approve file number SU 26-015 preliminary and final approval of Platte View 5th Re-Platte. Second.

Motion by Van Velsen, seconded by Davies to recommend approval to the City Council. Any more discussion on that matter? Not? Michelle, please. And the motion is approved. Item number 5, any old business? Nope. Any new business? Item number 6. Yeah, name and address, please.

Okay. As you know, there's a lot of confusion on these data centers, and I'm kind of lucky because I have somebody that builds these data centers for Facebook, and he's from North Platte, Nebraska. So I've had an opportunity to sit down and talk to him, and I'm not against it, but what I would like to do is them to see how much of the new technology that these big centers are have that that's being developed right now which would be the uh these small modular nuclear reactors that they're using for the power and they're using the closed in uh evaporating units instead of water it's a it's like an antifreeze and you know the more you and i talk to people They don't know that. But I do have a handout, so I won't take up much of your time. I don't know what the commissioner, I know I've talked to Senator Jacobson about it, and he's aware of it. But the new technology is coming, and these infrastructures, as big as they are, they need to be able to transform and to put that new technology in. So thank you for that, and I'll give you my handout.
