I know it's been some time and just prior to our meeting, you know, saying that we hadn't been meeting lately, but part of that was some of the administrative changes we did make in our new ordinance, you know, and taking away some of the signs because if we had had the signs still in your corridor design overlay district, you'd have you'd have been meeting every month. We'd have met in February. We'd have met in March because I've had signs that continually come in for permits on the corridor and it's made it a lot easier on staff time. We're able to just issue permits. I'm able to look at them based on the rules of the corridor design district and it's going through just like you would have approved them before. So, we're not running into any issues for that and it's just like before but except we're not having to push someone to a 30-day process or in this case it would have been a 60-day process, right? Because you you are the deciding body. But that's it. I'm glad we're able to meet and we will have a meeting next month. We do have an item for next month. Good. Thank you. Uh old business. Any old business under new business? Um last month preliminary plat number 3716 A4 development phase two. Mr. code officer. Thank you, Mr. Chairman. This is a preliminary plat uh request for approval. This is one that the planning commission has approved before. They're back before you for a renewal. So, this is one the staff has previously approved. He's just asking for a renewal from you this evening. Just to recap where it's located, this is on the northwest corner of Charlotte Ry Boulevard, North Broad Street. It's also uh on the west side or excuse me, the east side of uh the Double Springs Church Road connector and south of uh the Double Springs Church Road
intersection with um what has now been kind of constructed to the Saratoga Road interchange there. And what's proposed is a commercial subdivision with total of six lots. And it will include a new street. They'll realign the existing Double Springs Church Road, which has already been constructed. and they'll extend Saratoga uh down to uh the existing lot. So basically they extend the first part of their original subdivision which was A4 development and it'll be continuation of that. Kind of gives you some look of that there with the colors what it look like for the completed subdivision. Um, and this is a renewal so the developer can move forward. Then he wants to get his site development plans approved for the street and get a final plat so he can plat these lots and the recommendation as in 2023 is approval and it doesn't require any corrections. Uh, no, we're just removing this uh permit and uh we've had, you know, couple of delays um economically speaking, but uh we're ready to move forward on this and get it recorded and move forward and uh that's all I have. Let me ask a question. Is there the moratorum on housing in Monroe? Yeah, this in in regards to preliminary plat that mortorium that council has in place, this particular preliminary plat is not subject to that moratorum. This is a commercial subdivision. The mortorium that's in place by city council is in regards to uh single family residential subdivisions, multif family development and town homes, okay, of nine units or more inside this outside the city core. So it does not affect this has no impact on whatsoever on that. This is a B3 zone property. It is for a commercial development and the uses that will be involved in this are not impacted by that moratorum. Okay. Any other
