I. All oppose. Nay. Motion carried. Number seven on the agenda is a plat for Gan and Scott Stewart. Legal descriptions in the package. This is outside city limits and the ETJ but within three miles of city limits. That's why it's coming in front of this board. Um the county planning commission has heard this pl and approved it. It'll be heard at county commission tomorrow. Um applicants are looking to tear down their existing house, put up a new house with a garage. Um, it's currently described by measurements and at the county they have an ordinance that it has to be platted. So that's why this is coming to the board to answer any questions that you have. Does it meet all of our conditions? We have no ours is just

It's zoned highway oriented business district.

Yeah, that's correct. Highway orientated business district means has come in front of this board since they would like to uh get a building permit. This is the old Perkins lot um that burned down a few years ago. Now it just sits empty there. uh maybe I care clinic would like to put up a new building um for their clinic and then a couple future uh spaces on the side of it. Um you got your overall plan for inside the building um for their different stalls for all their chairs for it. Um and then two future on the north side uh parking requirements, it meets all that. Um we did have a comment for uh landscape which they have addressed um in another set of plans which they'll have to meet all the building codes anyway. Um uh applicant wasn't sure you'd be able to make it because he had patience this morning going around until this time. I can answer any questions that you have.

Any questions or comments, guys? This looks significantly larger than what Perkins was. So they're not using the existing foundations. They're tear all that out, start over. Correct. They will be able to use some of the existing parking stalls there and then add a few more because Perkins was more an angle right here and they're shifting and turning a little bit. It looks good to me. I excited to see it come up. I'll move to approve.
