Next item on the agenda is a plan approval for Matt Ivers, 505 North Main Street, zoned central business district.
Matt Evers has purchased the property at 505 North Main. Um, as you can see in the packet, the front of the existing building is this with the Stuckco front on it. Um, if you look at more of the GIS photos, there is a pitched roof behind it. Um, the applicant would like to take down that stuckco front, kind of do a little bit um of work on the front area, take down that pitched roof and put a patio with a covered roof on top of it and the front half of it. Um, he did provide his plans further in the packet for what he's going to do. Um, applicants here, you can can answer any questions for you. This is not in the historic district. Um, so it does not have to go in front of historic preservation commission.

We've done a little bit of work previously for vacating um this alley along this whole area right here. This doesn't exist anymore. It just hasn't been updated on GIS yet. So, applicant is looking to plat off three lots out of track one. They all meet the requirements for TWWC. There is a mutual aid, excuse me, mutual access easement that gets all the way back to lot one. So, lot one does have access to it. Um it fits all the criteria for apply. I can answer any questions that you have. Any questions?
