Once they get their plan together before the public hearing, that they have a community meeting? Or do they think that's going to be too hostile?

There's a person that lives in the neighborhood that backs up to it. He is helpful. He's actually written at least three letters, you know, multi-page letters and sent that to us and offered suggestions. But the big reason really for this to go back, there's some concerns with the building, what uses are going to be in the building, which by the way, that was something that you guys really didn't even But I think they're looking for a little more than that. So that's going to come up, but also they've added some parking areas that you did not see. So that's the point, bringing it back to a public hearing, let the public look at it, and then we'll be able to solve it. Yeah.

Yeah, yeah, yeah. All right, so I reached out to the county reviewer, and he said, you know, really there's no standards for that. He said typically the only thing they look for is accessibility. That's about it. As far as aesthetics, design, that usually just up to the developer. And I think I told you that that may be the one thing we look for is just to make sure it's not in the right place. And that's really how we look at it. But other than that, the county, which I think when we were talking before, I was saying maybe the county looked for that type of information that you guys were discussing, but that's not the case. And he said sometimes he'll work with them or make suggestions, but he said at the end of the day that the only thing that they really, they have teeth on is the accessibility. There's some general requirements on that. I'll get information. I'll see if there's any minimal requirements from the post office

Discussion and decision on S25-9, Alexander Landing Subdivision, filed by Alexander Landing Residential LLC for major subdivision approval. Property located at 10-524 Lawyers Road, parcel numbers 135-381-64, 65, 66, and 67. Okay. How do you want to deal with this, John?
Well, this should be a familiar plan. This came to you probably in August, I guess. The board approved the zoning plan in September. And what's before you tonight is the subgroup approval. The way it works is we have the zoning approval, the astrology zone. there's a requirement in our ordinance that says that the planning board is authorized to grant the submits and you still have to circle back and go through the submits of approval. And I can talk to you later if you want about, I mean, we don't necessarily have to do this, we could do a text amendment You've got the zoning plan approval, then you come back with subdivision approval. And what we do with subdivision approval is I look at the plan and just make sure it has it straight away from what was originally approved in the city. And I can tell you that this plan matches the zoning plan that went through. You don't see it here, but the applicant, Mr. Boone, he's already sent the signal plan. If you remember, the traffic signal, the developer agreed to do it. That's already been sent to NCDOT, so that's in review. They're probably about a month out from the final approval on the plan. And there's a couple of greenway things that we're tinkering with. That's it. But everything matches what was approved. So this is just sort of, I guess, a formality. Yeah.
And I didn't think about it until I was on the way up here. And in the future, what we might want to do is send out the minutes, if we keep doing this, so that we don't ask the same questions of this poor guy that we already asked before. Because I can see us going through a repeat, because I'm sitting there looking at it going, oh, I wonder if I asked that before.
I wonder if I, yeah, yeah.

My name is Chris Boone. I'm with Capital Land Partners, and we are the applicant for this rezoning and for the final construction of this subdivision. The rezoning was originally approved for 50 lots. However, the builder wanted to do a little larger homes, and they asked us to reconfigure to make it 48 lots, and that allowed us to widen the lots a little bit.
Well, I was thinking, I remembered that we had a question about that too. And because of the moving up, moved it forward a little bit, correct? Right. You shifted it forward just a little bit to deal with this area down here in the gray?
Yeah, you're talking about the discussion about the... When it was before us before. We did. We shifted the road. We did. And we made those lots a little deeper. We pushed it as far as we could because we've got some 100-year floodplain and some swim buffer issues there. But we did move that road down and went through that with John. We sent an exhibit and all that was done. And... primarily affected if you see where that curve comes in about middle way in the property that's where it dropped down yeah and we I think we moved it 10 or 15 feet I didn't know if that had to do with because I remember us discussing that I didn't know if that had to do with the difference in lots or or but you're saying the builder just wanted decided to build larger homes right right but we did I don't think that really impacted the lot count at the time we did that, but we later reduced it to 48 lots.
I'll ask a question that we kind of questioned on the last one. What's the time frame?
We, as John mentioned, we are in our third submittal, and we're expecting comments back on that. I think it's the 24th of this month. Hopefully, they're fairly minor at this stage, and so if that's the case, we're probably a month out from getting everything approved, and we would then apply for our erosion control to put all erosion control in and start getting prepared to get our final rating permit.

And then a separate engineer that, that does traffic engineering that submitted plans, which we've sent to John for the traffic light and the pedestrian crossing.
