I. Um, I'd like to welcome the guests that have joined us in person tonight, uh, as well as anyone on the Zoom. Are there any members of the public who would like to make a comment about an item that is not on tonight's agenda? Hearing nothing, I'll move on to our only item for tonight. A request from Warren County Land Company LLC for approval of the final flat of Valley View Plat 3. Luke, would you brief us on this item, please?
Sure thing. Um, you can see on the screen here, uh, Valley View Plat 3. It's the third and final phase of Valley View. Um it creates a new street uh Canyon Drive between West Right Road and Walnut Drive. Uh 30 single family lots. Um parkland has already been satisfied to the west of this um in that kind of lot B uh area that's designated as city park. Um on the final plat um they did a walkthrough of it with no issues. So, um, happy to take any questions. Pretty simple one.
Would the applicant or the applicant's representative like to make a comment on item number six? Governor Crawford with Cooper Crawford Associates, 475 South 50th, Sweet 800 West De Mo, Iowa. I have no further comments, but I'd be happy to answer any questions you might have. Great. Thank you. Any questions from the commission? Comments, deliberation? Yes. The only question I have is I know that out to the east on Brody's Landing, we ended up I think selling back some parkland.
Is this parkland more usable than that was?
Um, so there is there's kind of great issues on this one. I don't think it's quite as much of a um problem. The the the area that we would probably not want, we'd already in this uh plateau kind of said we don't want that area down at the south where it's a um it's not really a full-on detention basin, but it's for water to back up when it crosses a covert and you know, it's a little bit more rough in that area. The overall land does kind of slope down to the back of these lots. Um when they did the initial grading of all this, they graded out about an acre, acre and a half of flatter ground up behind lot 25 and 26 of plat 2. Okay.
So we kind of identified that we wanted a space there where we might be able to do something more um up near the road and those houses and then kind of let the rest of it be uh natural with the idea that some point maybe we can run a trail north to south of there. I believe we have a trail eastment across that um association land. Okay. that gets down to formula too. So, um some options there for future development, but um I don't think we'll run up with a situation like in where there's really that place that's just drainage district drainage um ditch uh that folks have an interest in not owning. So,

Um, usually we get those to you guys quicker, but uh, one of them we're going to do some outreach to the neighborhood before we jump too much on that. Um, and then the other one with the gates and barriers, our fire department wanted to be part of that conversation here. Um, and they had some staff out for this meeting. So, we're planning that to be at the next uh, meeting. So, kind of the extension of Father's District.
Yeah, that's that other one. I don't want they didn't want to just send them a bunch of notices. So, I'm trying to arrange some public meetings for that. So, Thank you.
