REQUEST:
CDP/AP: To permit the construction of two, approximately 2,900 sq. ft. three-story live/work units, including a two-car garage, a rooftop deck, and 330 sq. ft. of ground-floor visitor-serving commercial/office at a height of 35 ft. with roof deck access at a height of 40 ft. 6 in., CUP: To participate in the Downtown Parking In-Lieu Program for two parking spaces (one space per live/work unit).
LOCATION:
712 Pacific Coast Highway, 92648 (north of Pacific Coast Highway, between 7th Street and 8th Street)
Find the proposed project categorically exempt from the California Environmental Quality Act (CEQA) pursuant to Section 15303, Class 3; and
Approve Coastal Development Permit No. 26-003/Administrative Permit No. 26-002/Conditional Use Permit No. 26-009 with suggested findings and conditions of approval (Attachment No. 1).
REQUEST:
CDP/AP: To permit the construction of five (5), approximately 3,000 sq. ft. three-story live/work units with attached 650 sq. ft. accessory dwelling units, including a two-car garage, a rooftop deck, and 300 sq. ft. of ground floor visitor serving commercial at a height of 33 feet with roof deck access at a height of 43 feet CUP: To participate in the Downtown Parking In-Lieu Program for five (5) commercial parking spaces (one space per live/work unit).
