Um yeah, the property owners requested that supply a survey just to separate this um proposed parcel AE from the remainder to allow a for a single family residential lot. Um all the dimensional requirements are met with this. Um we've discussed it with our attorney due to the other split offs. Um they're on board with doing a plat survey for this one with the concept plan that you see in the attachment um for a potential. It's not set in stone for that for future development, but at least to show that the access points, things like that are still um available. So if I understand any additional split whatever has to come through a subdivision process and development.

Um, yeah. So, the members of Myer Hansen are proposing this plat of survey. Um, basically creating parcel Q. parcel R is more of a just a reservey of what's currently there um just to um improve the marketability, show exactly what they own, combine those three lots into one of parcel Q. Um so that's about all the information I have unless you guys have questions on it. think it makes sense. I guess the Waverly online question is going to be is which one is to be Culver's?

Um, not a ton, but kind of what I hinted out earlier, we still have this proposed zoning and subdivision code rewrite in the budget. The budget's looking to be finalized by on April 20th. Um, so if that goes through, um, we've been discussing with some firms, um, and hopefully we'll have an agreement to council in May potentially to start July 1. Um, so with all these platter surveys coming through, it's kind of the question of how many times have they been platted before, now they need that uh preliminary and final plat. Is there a difference between the minor plats that don't involve street right ofway versus major subdivisions? So, a lot of those things will be coming to you guys just to let you know that um I really want to work on that code and get it up to date and clear um so we all know exactly what's going on. Are you thinking of managing that through our regular meetings or through something different?

Um, it'll probably be a lot of staff driven and then come during regular meetings with um questions or things like that. We'll see if we need to do a task force. Um, yeah, that's what I asked. Okay. That was the big thing um that I had let them know that we want to be similar to what other Iowa cities are doing. Y so we will be comparing to other communities.
