Um, first is a request of Lowry Engineering for the preliminary and final plat relating to the Prairie Parkway third edition. Is there a motion to open the public hearing? So moved. Second. All in favor? I I uh city planner Houston, please provide the commission an overview of the item.
Thank you, Chair Beam and Commissioners. Uh Lowry Engineering on behalf of Prairie Parkway Plaza LLC is requesting a preliminary and final plat for the proposed Prairie Parkway third edition, which is a replplat of the two mixeduse lots along um 40th Avenue South, which were created in 2021 with the first edition. and it's this area um here between 23rd and 28th. This used to be two parcels, but we've since combined them into one parcel. Um and then the rest of Prairie Parkway one is the contiguous lots up here, which you can see are um under development. Some of them there are some vacant vacant lots up there as well. Um, at that time that we platted it in 2021, we were looking to do a small neighborhood mixeduse development to the east of Southside Regional Park that would have some neighborhood friendly commercial and multif family units. Uh, due to market conditions, the developer now feels this parcel would be more successful with a mix of dwelling units. Uh, we are proposing to reconfigure this 7.88 88 acre parcel between um 38th and 40th Avenue into 43 lots. That would be for single family detach, twin homes, and town homes. And that would meet uh current market demand. The proposed changes will continue similar development from the north um in the Prairie Parkway first edition, which is compatible to surrounding land uses. We have not received any public comments um to date and staff is recommending approval uh to city council or recommends planning commission recommend approval to the city council the preliminary and final plat for
Prairie Parkway third edition. Please let me know if you have any questions and the developer and his engineer is also here if you have any technical questions. Are there any commission questions or comments? Yes. Uh, what would vehicular access be to these proposed new lots from what directions?
Can pull up the plat drawing for you here. So, right now there's two plan two access points off of 38th Avenue which is the road parallel to 40th Avenue. So there will be a looped road um coming off of 30th Avenue. So those will be the two only two access points for this replatted area.
Nothing from 40th. Right. [clears throat] Okay. I have a question please. Yeah. Just curious on the uh larger four lots uh what um what will be allowed built on those on the larger lots? Did you say there are four of them? Those are planned for three to four unit town home structures. Yeah. Um some of the lots can accommodate two sets of like threes. Um this lot up here uh would have one building facing 38th Avenue. This one probably could have two. This one could probably have two. And this one maybe could also have two. Yeah. Thank you.

I'd like to make a motion to recommend approval based on the criteria noted in the packet that includes the prel preliminary and final plat for prairie contingent with the following um items items one through five.
