Good morning, ladies and gentlemen. Welcome to the town election and planning commission meeting. This board is comprised of town residents who are appointed by the town council and serve without pay. This is our regular monthly meeting and the meeting is being broadcast live on the town of Lexon's YouTube channels. Speakers must sign up before 8:00 a.m. on the sign-in sheets posted at the door. Speakers will be called to the podium off the list collected. Please state your name, address, and speak into the microphone. Speakers are limited to three minutes and a timer will be set. I am Frank Barry, the chairman of the town election and planning commission. Other planning commission present members are Sammy Hendricks. Rosco Kaufman.

All right. First new business item, annexation of Lexon County tax map 0043004 and 046 located at 604 Reed Avenue. Jessica.

All right. Charles F. Thompson Jr. and Mary Ellen Thompson owns approximately 14.24 acres on Reed Avenue and is petition to annex the property. A single family dwelling is currently located on the site. Properties in town near this one are zone protected residential and protected residential 2. Reed Avenue is classified as a local road. The property is shown on the future land use map as suburban residential area. The comprehensive land use plan describes this area as lowdensity single family detached housing on large lots. For the for the proposed annexation to be compliant with the zoning ordinance, the property should be zoned with protected residential zoning and Reed Avenue should be classified as a local road.

the town recently received an annexation petition signed by 83% of property owners of the Royal Creek subdivision. Royal Creek is an 83 lot single family dwelling subdivision located in the 300 block of Hope Ferry Road. Properties in town near this one zone protected residential. Hopefy Road is classified as an arterial road. The property is shown on the future land use map as suburban residential area. The comprehensive land use plan describes this area as a lowdensity single family detached housing on large lots. Due to the surrounding conditions and the use of the property, the recommended zoning for these parcels is protected residential. The recommended classification of Hopeberry Road is an arterial road and the recommended classification of Stately Way, Royal Creek Drive, Majestic Court are residential local four roads.

Mr. Chairman, if I may add to that, um just for the record, I just want to make sure that the uh commission understands this is done under the um 75% rule of of annexation on where 75% of the assessed value of the property of the area to be annexed. Um that is represented by the number of petitioners that you have. So, all the properties that that have signed the petition, uh, the total of that is at least 75% of the total assessed value of that area to be annexed. I just want to make sure that was, um, noted on the record.
