Item number one is a request by Beezer Homes for preliminary plat revision approval for Waverly phase 12 and 13, a 104 lot conservation subdivision on about 23.96 acres and an underdressed property on Red Barn Way. Zoned RD 9 and Ward 4. Consent agenda item number two is request by Century Communities for final plan approval for Coles Ferry Village section 18 and 19, a 61 lot subdivision on about 18.03 acres and an unaddressed property on Chambers Bay Drive and Christine Drive. zoned rd9 and ward 1. consent agenda item number three is a request by sb barton village tn sub llc for final plot approval for barton village phase 8 a 25 lot conservation subdivision on about 7.68 acres at 960 Barton's Creek Road, Zone RS-6 in Ward 3. And Consent Agent Item Number 4, as a request by Kristen Rice, Executive Director of Engineering and Planning, and Jake Pruitt from Capital Projects Manager for the City Project Approval for Don Fox Playground Renovations at 955 West Bedore Parkway, Zone RS-20 in Ward 1.

This is a number ones request by staff for zoning code amendment approval to title 14 chapter 5 second 4010 landscaping screening and buffering to change permitted wall and fence materials. This is addressing some known issues in this sections or addressing materials some setback issues and easement placement that we've run into through that permitting process that we want to take care of those and this is a recommendation to City Council. The city council dates for that would be August 4th for public hearing and a first reading, and second reading would be on August 18th for this and all subsequent ordinances on the agenda.

Hi, I am Shannon Wallace. I live at 131 Cades Bluff, Lebanon, Tennessee 37087. I just got approved yesterday for my white vinyl fence by the Board of Zoning Appeals. What is on this list is a part of white vinyl fence material being potentially allowed in the future because a lot of HOAs require white vinyl fences in order to have a fence at all for your house. And so, don't know the full reasons why like it was denied like back in november of last year but um white vinyl fences are sturdy and easy to clean they are able to look nice and they last longer and like i said several neighborhoods in our city require white vinyl fences or if they have like options it's like white vinyl fence or like the iron um fences that aren't privacy fences you know so not very helpful for families with kids or dogs or cats or whatever so we just ask that you think about um allowing white vinyl fences okay thank you anybody else like to speak if not we'll bring it to the planning commission

Yeah, so she is correct in the zoning code update back in November. Vinyl was removed as a permitted fence material citywide. This is part of this ordinance that would put it back. It would be vinyl PVC fences. It says a high quality vinyl PVC would be permitted in residential zones and on lots used for single family or two family dwellings. provided it's a neutral color being white, tan, or clay and is strictly reinforced. So this would address the concern that she brought up as we have had that come up in a number of developments where that is one of the only options that they can allow by those HOAs. So we're trying to put that back in to avoid them all having to go to the border zoning appeals like she did.

New business item number two is a request by staff for a zoning code amendment approval to change Title 14, Chapter 3, Section 3, residential zoning district accessory building tables. And that's subsections A through I. And also Title 14, Chapter 3, Section 4, A and B. Also the accessory building tables there. And also chapter five, section three, supplemental bulk regulations for accessory buildings to establish uniform standards for accessory buildings in the new code. Each district had their own standards laid out for accessory structures and ADUs. They were different and they've become kind of cumbersome to administer. So this is trying to remove that confusion, provide a uniform standard citywide for those and clarify how ADUs fit into that list of standards. And this is a recommendation to city council.
