Name is Lloyd Anderson, address 108 Grove Street, here in La Porte. Um, application for variance to put a carport up on my property next to my garage. I got an old truck and I'd like to put it up underneath something, kind of take care of it a little bit. I'm a woodworker and I got a bunch of wood. Sure.
Staff, do we have any questions? No. So this time I'll open it up for public comment. But stating there is no other public here, I'll close public comment.

Yeah. So item number five is variance of development standards. 26 dash zero seven petition is to exceed the maximum accessory building area and it's requesting 1,480 square feet. Um, this property is located at one Oh eight Grove street as is indicated on the map on the screen. The petitioner proposes to allow a 16 foot by 28 foot carport on this property on the subject property. This property is about it's three separate parcels as you see there is about 0.35 acres in size and is currently zoned R1D single-family residential district and has single-family residents as well as a detached garage a small shed and Another garage on the property that's closer to the house on the east side But I did also make all three of those into one parcel now. Yeah, I Thanks for the correction. Yes. So the three parcels are now one parcel. I'm just stating for the record. Thank you. I forgot to mention that. The section 7.04, which is the single family residential guidelines, shall be met for the property in terms of setbacks for the structure. The petitioner is only requesting the size increase to be able to allow the carport size as was mentioned. Site review is not required for these. types of requests the board is to be guided by three decision criteria of which I'll just briefly note one the approval will not be injurious to the public health safety morals and general welfare of the community and just going through some of the the photos that I took of the site the next slide if shows where the carport will be located on the property as you can see it's right next to the detached garage on the just to the east of the house or north sorry I'm all flipped around backwards southwest it's it's upside down yeah so southwest of the detached garage which is right next to the existing house on that same property this property the size of the carport and the total accessory building area is comparable to a couple of the properties in the immediate vicinity a couple of blocks away there's a range from 120 square feet all the way up to 1500 square feet. There's a property with a similar type lot arrangement which has like a three stall garage with an extra stall. And so that's the 1500 square feet. So the proposed accessory building size is comparable to the existing accessory building and carports on similar residential properties. Two, the use and value of area adjacent to the property will not be affected in a substantially adverse manner. This proposed carport for the 16 foot by 28 foot addition on top of what is already there will not negatively impact the use and value of adjacent property because the carport will be used for personal storage of vehicles. And the sizes of buildings are similar in size and type of buildings on similar residential properties. Three, the strict application of the terms of the zoning ordinance will result in practical difficulties in the use of the property. The strict application of the zoning ordinance to limit the size of the accessory building to a maximum of 721 square feet on 0.35 acres will constitute... practical difficulty or reasonable use of the property for storing personal vehicles and other property maintenance equipment on the property so staff finds that the proposed accessory building size is comparable to the existing buildings on residential properties within the immediate vicinity on the of the subject property so staff recommends approval of variance of development standards petition 26-07 and i'll be glad to answer your questions thank you
