We're not looking to have anything rezoned. It pretty much fits with the surrounding areas. There are some areas around it that haven't been developed, but what has is of similar development.

The applicant, David Tapp, is requesting a rezoning of the property from R1 to PD at 1004 North Carraway Road. Do we have the proponent for this item here, please? Sure, David Tapp. I'm with Pediatrics Plus. We're looking at doing a PUD development with this lot. It's 17 acres. Our company, Pediatrics Plus, is starting to do what's called farmhouses for kids with autism. This will be our ninth one to do. We started out of our house in Conway, Arkansas, so we're not like a national chain that comes in here and, you know, is a one-stop shop and then leaves, right? What we do is we build about a 12,000-square-foot farmhouse. And I don't know, do you all have any pictures of the farmhouse that I sent, or can I show them what that's going to look like? Yeah, sure. If y'all want to pass this down the line. So we have about a 12,000 square foot farmhouse. It's for kids Monday through Friday with autism. They have to have a diagnostics of autism. We have a barn that we get two donkeys and two sheep. We get a chicken coop with about 30 chickens, a greenhouse and some raised flower beds and some gardens for the kids to participate in. growing vegetables. They use the eggs to make cupcakes if it's somebody's birthday. They're here Monday through Friday from about 8 o'clock to 4.30 to 6.30 during the day, not weekends, not Sundays, not at night, so it doesn't interfere with any of the neighbors. The reason why we are going through a PUD is we need this zoned commercial and agriculture. and so we if we get the commercial piece then we can't have the donkeys and the sheep for the kids or the chickens sometimes cities have ordinances on chickens so i get that but we have 17 acres in order not to interfere with with the neighbors with what we're doing we do a little bit of a low lighting we get with the city on what that requirement is but we try to do some lights for our staff in the winter time And when they go out to their cars, it gets a little bit dark. So we try to have one or two, three pole lights out there that shuts off about eight o'clock at night. So not to illuminate around the neighborhood. We have this as a farmhouse, as you can see. So it's designed like a house. So we try to do as least as possible to make it commercial looking. Drainage, curbs, gutters, stuff like that. We try not to do that. The city requires us to do it. We do it. but we try to think of other ways to do detention ponds, things like that to do the water flow and the watershed outside away from the parking lots and things like that. But we're excited to be in Jonesboro. We started in 2002. Jonesboro has been on our list to start a Pediatrics Plus here for probably 15 years. And we work with Arkansas State already with recruiting and getting therapists. So we're excited to hopefully be in Jonesboro pretty soon.

A final site plan subject to all ordinance requirements shall be submitted, reviewed and approved by the planning department prior to any redevelopment of the property, and any change of view shall be subject to planning department approval in the future.
