Good evening, everyone. Welcome to the city of Jonesboro Metropolitan Area Planning Commission meeting for Tuesday, 02/10/2026. I'll call Roe. If you're here, check-in. Wait.

Hold I will now open up for the discussion of the minutes from the January 13 meeting. Are there any changes to be made? Or I'll entertain a motion for approval.

Motion we approve the minutes from the last meeting.

First and only item we have on the agenda tonight, this is a rezoning request. Clouse property management is requesting a rezoning from r one to r s six single family residential district at 900 Careway Road North Careway Road. Do we have the proponent for this item here tonight? Guess we'll proceed with our discussion. City planner, you have staff comments on this?

Yes, I do. It does meet all the criteria for rezoning. So, we would recommend approval with the following stipulations that the proposed site shall satisfy requirements of the city engineer, all requirements of the current stormwater drainage design manual and floodplain regulations regarding any new construction. A final site plan subject to all ordinance requirements shall be submitted, reviewed, and approved by the planning department prior to any redevelopment of property. Any change of use shall be subject to planning department approval in the future and that'll be it.

Okay. So, this is a rezoning request. I'm opening up for public comments. Is there anyone here with questions or public comments? If not, I'll open up for discussion from the commissioners. Any questions of the city staff? Everybody know what this is?

Governor, we approve the request with stipulations.

A motion to approve. Do I hear a second? Little second. Everyone cast your vote in favor of or against? Okay, so this applicant has received a favorable recommendation and must get on the city council's agenda before Thursday at 10:00. Anyone else have any comments?

I wanna remind everybody on Thursday, we're gonna have a public input session for the comprehensive land use plan from five to seven at Earl Bell. So gonna be just a drop in session. There'll be consultants here that'll take everybody's input we'll have some boards and stuff put together to see what we've got.

How does that start?

At At 05:00. 05:00. After seven, it's just drop in. So if you can't get there at five and you can get there at six, that's fine. We'll be there.
