All righty, this is an application for short-term rental approval for a duplex property at 14820 East 46th Street South. The property is part of the Thomas Shaw subdivision in Southern Independence. Here's a notification area map as required by city code, excuse me, and a zoning district map of the subdivision and the surrounding area. 46th Street is the duplex street, and to the north of the duplex street is the single-family subdivision. And to the south of the subject site is 40 Highway and outside of independent city limits, not zoned. Here's an aerial image of the proposed short-term rental. The site is approximately 11,700 square feet in size. County records indicate that the dwelling is constructed in 1973 with a total floor area for both the duplex dwellings in the amount of 2,900 square feet. Each side of the duplex does have a two-car driveway and an additional garage that is available for guest parking as well. This is a picture of the front facade. looking east down 46th Street and west towards Fremont. Floor plan of the site, so you got the entry from 46th at the top of that floor plan exhibit, the driveway, then the entry into the ground floor level, stairwell going up to The second level of the duplex dwelling unit where you have three bedrooms, living room, kitchen, and a deck. And a parking plan of the subject site shows that two car wide driveway. And lastly, the proposed short term rental complies with any density limitations required by the city code. Staff does recommend approval of the application for short-term rental approval with the standard conditions for a three-bedroom short-term rental. And that concludes my presentation.

And short-term rental, why?
It's lucrative, hopefully. So the applicant is wanting to see how it does as a short-term rental versus a long-term yearly lease and see how that works out and just offer someone a place to stay when they're coming to visit Independence. All right so you are not the applicant. I'm not the applicant. So what role would you play? I'm the property manager. I work for a property management company called Bear B&B and we have about 120 short-term rentals that we manage in the Kansas City metro. We don't just do Independence but we have handful here as well so all right I'm I'm here on behalf of the applicant Ada yes okay any questions for our applicant yes Commissioner yes sir yeah any additional questions yes so that fourth bedroom mm-hmm doesn't have a closet It does not. It has a laundry.
It can't be a Lego bedroom if it doesn't have a closet, right?
I don't know what your city regulations are. I just know that it has that egress to the front door.

And just for the record, I do apologize for omitting that fourth bedroom. That was a request that the applicant had made, and so that was erroneous on the slide there. That was an error on the slide, but it is in the staff report. The applicant is requesting approval for a four-bedroom short-term rental. The criteria that the city reviews for a bedroom is egress, so as long as the bedroom has a means of egress. That would, you know, constitute a window of a correct size for fire safety reasons. In this case, it met the criteria. So in the recommendation by the city, the city is recommending approval of a four-bedroom short-term rental, not a three-bedroom.
Okay. So the city doesn't say anything about closets being a bedroom or anything?
To my knowledge, no. The criteria is a method of egress.

Thank you All righty application two six four zero zero seven for a Second application tonight for approval of a short-term rental at 1 1 2 North Ash Avenue this is in northwestern independence north of 24 highway Here's a notification area map as required by city code. So you see the city limit boundaries to the east of the proposed short-term rental. The site is north of Kentucky Road and along Ash Avenue, the west side. Zoning district map of the surrounding subdivision shows an area of neighborhood commercial to the southwest, but the surrounding area is predominantly composed of a duplex zoning district classification. The land uses in the subdivision and in the neighborhood consist of single-family homes. The property in question is approximately 6,000 square feet in size. Jackson County records indicate the dwelling was constructed in 1920 and encloses approximately 1,100 square feet of living area. The property does have a two-car detached garage accessed from the alley along the south side of the property. The orientation of that aerial image is flipped 90 degrees, so north is facing to the right if you're looking directly at the aerial image. There's a picture of the front facade of the proposed short-term rental. The short-term rental, or the proposed short-term rental, excuse me, is characterized by bungalow-style architecture. And here's street-level imagery looking north on Ash Avenue. So those are examples of those other single-family homes in the neighborhood. And then looking south towards Kentucky. It's a floor plan for the proposed short-term rental as part of this application. It's a three-bedroom short-term rental. And a parking plan showing the parking from the alley. This application complies with the density limitations that are required by city code. staff do recommend approval of the short-term rental with the standard conditions the Staff report does match the presentation in this case. So this is a three-bedroom short-term rental One additional condition is added as number eight So a driveway approach is required to that to car garage There is a parking pad on the exterior of the garage. You know, I'm not positive. Well, it's a very big day for me and an exciting evening to get to have this opportunity. It's something I've worked toward for a really long time to be able to purchase an investment property. And I don't know, I'm just really excited to do that. I'm a real estate agent and I don't have a big portfolio. It's not something I aspire to. I just really like the idea of folks coming to Kansas City and having a place near the stadium and within proximity to other venues and events to stay.
