So basically these are lots out in the Western Meadows Addition. As you're aware of, Kelly Nielsen with Nielsen Development has purchased this property. He is putting it out into different single lots, planning to do single family development on there. He was in last fall, as you recall, asking the city to consider basically, originally a variance basically for smaller lot sizes and smaller setbacks. We decided all in all, we should look at maybe just redoing our zoning regulations to allow residential high density which essentially will allow the smaller lots and the smaller setbacks on the side yards we left the front and back setbacks the same as you recall so um we have this new zoning district within our regulations that went through the plan zoning went through city council He is now ready to move forward with his development. He's got a lot of the infrastructure in, but in order to issue building permits with the varying setbacks, this does need to be rezoned to the residential high density. Currently, it is zoned just residential. So that takes an ordinance change, goes through you guys, and then goes through city council. So that is where we're at tonight. We could request this to change this from residential to residential high density.

All right, just quickly from our report, get you guys out of here. The only thing I really have to add is just let you know, at the last city council meeting, that variance for ASIM development went to them. They did deny both variance requests. I had the developer reach out to me, it was a couple days ago, it was on Monday, I was basically asking if you could sit down with me and the mayor. how they should proceed forward with their development. So I anticipate a meeting could be coming up in the future. Don't know what that will entail, but obviously we want to do what we can to work with them, but still stay with our standards and our regulations. So we'll keep you posted on that. And just to let you know, HADF, as you know, they lost their director, Amy Farr, has left them. So they're looking at trying to contract with SMGA for those services to kind of help them with their kind of the day-to-day office duties, submitting requests for information and kind of all that stuff. So the council did award some ED funds, $25,000 to help fund that position. It's kind of half what they were asking for. The thought was city pay half, AJDF pay half. So they're going to try to draft a contract that will incorporate that so they can move forward with a new director. And then just to put some things, upcoming year, we will have a meeting on the 30th. We're back to our regular schedule. I'll have a draft of the accessory building changes and ordinance of that. I've been working with Seacog to look over some camping regulations for your guys' review. We can kind of dive into that. And then we will have a conditional use permit coming up. It just got submitted earlier this week, actually last Friday. It's going to be We did that rezoning on the Luke Cope property on Mickelson. Those people want to do a shouse that requires a conditional use permit. So should have some that will come for you guys on the 30th as well.
