The preliminary disaster plan was approved by the Urbanism Commission on February 25, 2026. This is what brings us today to the final plan and the FPDP. Le site est situé juste là. In the 9EV area, we expect 56 residential units and 250 accommodation units. A little more than 20 square feet of commercial space. The area is 23.6 acres. This is a very slight reduction of 0.2 acres compared to the PDDP. Then, in the 10-buffet area, 74 residential units of 150 accommodation units and 39,000 square feet of commercial space, result of a transfer of commercial density. This area was initially 40.8 acres. Now it is 23.9 acres. We move all the pieces of the puzzle. By detailing this, once again, in a more granular way, if you are interested in these density details, all of this is included in the staff briefing. I will not go into too much detail, but this allows you to divide by planning area so that you have a better idea of each of them. The summary here, the FPDP provides an area of 135.1 acres, which is a total of 104 unifamily units. It's because of the term mitoyen, think of a city house. 70 multifamily units and 500 accommodation units with 65,000 sq ft of commercial space. The height of the buildings is important here. Overall, I would like to draw your attention to the 10W2 planning area. This is a 65 sq ft building. It will have several floors as we move forward. So here is the layout of the entire property. And if, like me, you have trouble seeing what it looks like, it doesn't matter because I enlarged the image. But even there, it's not very easy to see, as I can see on these slides. In fact, you have the half-familial units in the upper corner. The commercial area is in the planning area, 9W, W1, 2W. It's the clubhouse, which represents 20,000 square feet of commercial space. And in the 9W1 area, you have the rest of the commercial space at the bottom of this image. And that also includes 50 accommodation units. Then you have the other residential units along the top. And then the buildings 4, 5, 6 and 7 of the rest of this plan. We arrive here, you see, in the planning area 10W2. These are buildings 1, 2 and 3. And then I suppose we also have building 6 represented on this graph. The multifamily units and then the accommodation units lower, lower, lower. I was told that they were cabin-type structures. Grand Park begins to pump water into the alluviums, which they have the right to do, they have priority rights. This puts our municipal wells in danger, because if we have to dig under these alluviums to reach the problematic formation, we will find fluorine and uranium. It is a rather toxic water, according to the experiments we have had so far by going down in this layer of clay under the alluviums. We must therefore examine in a realistic way, beyond water rights and everything else, whether it will work or not, if in the future our municipal wells are no longer able to provide water to the community because we are watering a golf course upstream. This will be expensive and difficult. Do you know how much already? 15 million dollars the last time we studied a treatment station to manage our surface waters. And I'm going to play the role of Nate here, excuse me. Nate used to make us register a $9 million line for each budget edition, because once our wells are considered as influenced by surface waters that often come with limited underground resources, we have to install a complete treatment system.
