Hi, good evening. So the applicant for this project is Ahmad Awad on behalf of S&AAE Inc. The project is at 17031 Malaga Street and is a design review for the request for the architectural site improvements for the approval to be approved for a 54 multifamily unit project. And here is the location of the site. It's located between Mango Avenue to the east and Sierra Avenue to the west and on Malaga Street. Property owners within 660 feet of the site were noticed, and it was noticed in the paper. Staff received no comments. Here's a site plan of the project. There will be one entry into the site, and you can see that there are two alleys along the northern portion, and then a circular circulation around the building. You can see in the bottom portion, amenities to the east and west along the property line, as you can see here. This is a rendering of the project site. This is hypothetically how to look from Malaga Street. This is a rendering of how to look from the interior portion. This is how to look at nighttime. This is one of the alleys and nighttime rendering as well. And based on the information contained and the staff report subject to the attached findings and conditions of approval, staff recommends that the Planning Commission adopt Resolution 2026-031. I determine that the project is categorically exempt pursuant to Section 15332, Class 32 infill development and Section 3.22, categorical exemption of the 2019 Local Guidelines for Implementing CEQA and direct staff to file a notice of exemption. and approved design review project DRP number 25-0023. Staff wanted to note that there was a typo on the title of the resolution and that there was a memo to the dais to add conditions of approval from the engineering department on behalf of the traffic division. Staff and the applicant are here to address any questions.

Of course, to start, we are owner builders. We've been developing for about 20, 25 years in the city of Fontana. We appreciate all the city's cooperation and willingness to allow business to come in. We also appreciate the planning department and engineering department for the support in moving this project along. This project consists of 54 townhome apartments, three bedroom, two and a half bathroom, two car garages in each one to accommodate for the housing need in the state of California and also in the city of Montana. We have amenities all throughout the property, which includes also a fitness center for the project, as well as outside barbecues, tot lot, and et cetera items.

Hello again. So this is a CUP, a conditional use permit and administrative site plan for this project. The applicant is Matt Engelhard on behalf of DLG Fontana LLC. The project's located 9910 Allman Avenue. The CUP is a request to allow for registered vehicle storage for trucks specifically, and the administrative site plan for the site and architectural approval for the development of a registered vehicle storage site. This site's, you can see here, it's located on Allman Avenue, north of Valley. It's on the boundary with the county, as you can see here. Property owners within 660 feet were noticed and staff received no comments. It was also noticed in the paper as well. And here is the site plan of the project site. As you can see along the south east portion of the site, that's where the entry will be. There'll be a 1500 square foot building for office uses and automobile parking to the north of that part. And then 250 spaces for truck and trailer storage with landscaping located all around the site. This is what the site currently is used for. It's used as, looks like a contractor's yard, but heavy duty in this case, as you can see with these large concrete equipment. And this is what the applicant intends to build on the site. It'll be surrounded by a screen wall that'll pretty much cover the whole site. It'll be 14 feet high and it'll screen every truck on site. And this is a rendering of the office building. And here's a nighttime rendering. based on the findings contained in the staff report is subject to the attached findings and conditions of approval staff recommends that the planning commission adopt resolution number 2026-032 adopt the addendum mmrp of swip of the swip eir and section 8 excuse me 806 for an addendum of the 2019 city of fontana local guidelines for implementing sequa and direct staff to file a notice of determination approve cup number 25-15 and approve asp number 25-20 staff and the applicant and the applicant's team is here to address any questions all right thank you very much um city clerk do we receive any written correspondence on this item we did not you

The applicant doesn't have a tenant in mind, so it could be in either scenario, but there are conditions of approval implemented to make sure it doesn't turn into a truck stop, to make sure truck drivers aren't staying overnight, to make sure materials aren't stored within the truck, which is already prohibited by SWPPP, but to make sure that doesn't happen, conditions of approval have been implemented.

So kind of in answer of your question, the project is speculative. We're developing it for the folks that own the property next door. It's a precast concrete company. The plan is to either potentially use it for their own fleet or lease it out to other trucks. So they operate the facility next door, so the conditions of approval will be tightly monitored. But we're excited to develop this and clean up the area there.
