We're here at Steelworkers Auditorium, and I'd also like to remind the audience that this is a meeting this meeting is a business meeting. Let's go ahead and pray. Father, we thank you Lord for this opportunity we have to come together and move the city of Fontana forward. Lord, we thank you for a great weekend of resurrection Sunday at all throughout Fontana. We got to celebrate and really remember the reason Lord, for the season and come together as a community and worship you, Lord. And we we believe that because of that, Lord, you continue to bless the city, Lord.
You continue to have favor upon this city. 230,000 plus people, Lord, and the safest sit one of the safest cities and, all the different things going on here with the parks and the leadership and, we're just so blessed to be a part of it, Lord. We pray your favor to be upon this meeting, Lord. The agenda, all the all the challenges that are going into moving the city forward and, we look forward to your continuous favor to be with us father and and your blessings to be upon this time now. Fontana determines that the acquisition of a certain real property location at the Spring Street facing the Pacific Electric Trail identified as assessor parcel number 190 is in conformance with the City of Fontana's twenty fifteen-two thousand and thirty five general plan pursuant to CEQA exemptions in accordance with the CEQA guidelines section 15,301 and directing staff to file a notice of exemption. A request to establish a condominium map for the development of a condominium complex and request for the site and architectural review and approval for a new condominium complex development consisting of 59 attached units with associated site improvements on approximately 2.3 acres at 14335 Foothill Boulevard, APNs 2 and Dash03 pursuant to the categorical exemptions in accordance with the CEQA guidelines section 15,332. City clerk, do we receive any written correspondence on this item?

Good evening Chair, Planning Commissioners, members of the public. My name is Mai and I'll be presenting the Lantana project before you. There we go. The applicant George Aube is requesting that the Planning Commission review a tentative track map to establish a condominium map along with the design review for site and architectural review for 59 units. The project site is located on the Southeast Corner of Foothill And Almond.
So as you can see here, the project site is comprised of three vacant parcels totaling approximately 2.3 acres. Property owners within six sixty feet have been noticed. And staff has received two public communications as of today. Here we have a site plan for the development. Access to and from the project site will be via driveway along Almond Avenue.
The project is comprised of 11 buildings. There are three stories. There are six plan types ranging from two to three bedrooms. The project is required to have 89 parking stalls and the project is providing a total of 128 parking stalls. It is also providing a centralized amenity area, area which includes a common recreational area.
There's shaded structures with barbecue and picnic tables, a pedestrian plaza, and a turf to play area and outdoor seating throughout the site. Here we have the elevations for the development. The applicant is proposing a Mediterranean style architecture featuring rail house type buildings with tan color palettes, dark brown accents. There's decorative rod iron railings and decorative trellis, awnings, shutters, stone veneer throughout all the facades of the building. And these are the units that will be fronting Almond and Foothill.
We have additional elevations for the interior warehouses carrying the same elements throughout all facades. Another slide here. Here we have the renderings from the internal drive aisles, also the corner of Foothill And Almond. There's also a view of the common area and along Almond. Based on the information attached in the staff report and subject to conditions of approval and findings, staff recommends that the Planning Commission adopt Resolution twenty twenty six.
And determine that the project is categorically exempt pursuant to section 15,332 and section number 3.22 of the local 2019 guidelines for implementing CEQUA and direct staff to follow notice of exemption and approve tenisotrackmab number 23,005 and approve design review number 23,000,015. We are excited for this project, and we look forward to it. We're going to be submitting construction drawings right away, to proceed and hopefully commence development in the later part of the year or, I apologize for next year.

Good evening again. I'll be presenting the item before you which is a Smoke Shop Master Case number 207CUP20. The applicant is requesting that the Planning Commission review a conditional use permit to allow for a smoke shop within an existing shopping center. The project site is located at 13008 And 19 Foothill Boulevard within Unit B. The project site is currently existing and already developed.
Property owners within six sixty feet have been noticed and staff has received zero comments as of today. Here we have a site plan. The applicant will be occupying again as mentioned Suite B which is in that hatched section. The shopping centers again are already developed with ingress and egress along Foothill. The shopping center includes a variety of retail, personal care services and the auto service facility. Staff finds that the use is compatible with the surrounding commercial uses. Hours of operation will be between ten a. M. And ten p. M.
Seven days a week. Here we have a floor plan. The applicant is proposing to sell tobacco products and tobacco accessories with lottery tickets. All of the items will be displayed behind the counter and only accessible to staff that's working. Based on the information contained in the staff report and subject to the attached findings and conditions of approval, staff recommends that the Planning Commission adopt Resolution No.
