Luke Marman with the planning department. Item one on your agenda is commerce on 12th 9th edition. This is located at 5627 and 5669 13th Avenue North. If you follow my cursor on screen, I'll point out some context. We're right at the edge of town. So, we have West Fargo to the west of the subject property and then some of the streets are 14th Avenue North, 57th Street North, and 13th Avenue North. Applicant is requesting a minor subdivision and this is a replat of lot one, block 1, commerce on 12th 8th edition. Looking at the site photos on the top, we're looking at uh looking south from the intersection of 14th Avenue North and 57th Street North. And you can see the undeveloped portion of the property which will be parcled off which I'll point out in the plat next slide. And on the bottom we're looking at the existing development or existing businesses that are along 13th Avenue North. And that picture is facing northeast. The zoning is LI limited industrial and no zone changes proposed. This is the replat of one existing lot into a three lot subdivision. And uh again, if you remember the previous photos, the lot three here is where the current development sits with all the parking and the building as well. Um and then the lots one and two are the undeveloped portion of that area. The overall boundaries aren't changed with this plan. Staffers received no inquiries in response to this project. We find all criteria to be met and are recommending approval. The project representative Brian Patingale is here to answer any questions if you have any. That concludes staff presentation. Thanks.

Item number two um as stated Amber Valley 10th edition another minor subdivision. This one is located at 2301 45th Street South and 452 23rd Avenue South. This one is a replat of lot one block one Amber Valley first edition and lot one block three a crossing first edition. And then for some context we have uh I94 45th street and then 23rd Avenue on the north side of the property and then uh 46th Street towards the west. for the uh site photos. On the top, we are looking uh looking east from 46th Street and 23rd Avenue. And you can see the existing billboards there as well as just the vacant properties. And then on the bottom, we are looking west from 45th Street South. Zoning is GC, general commercial, and no zone changes proposed. The plat combines two existing lots into one lot subdivision, adjusting some easements to uh blend the two properties such as negative access as well as uh utility easements. Staff has received and responded to one inquiry in response to the project with no noted concern. We find all criteria to be met and are recommending approval as shown on the screen and the staff report. That concludes staff's presentation.

Thank you commissioners. Item three. Uh this one is located at 72517th Street North. another minor subdivision. This is uh along 17th uh oh sorry yeah 17th street north to the west of the property and then on the north side is the railroad and then blending of 16th street north and 8th Avenue North and then uh a little further to the south is 7th Avenue North. The applicant uh yeah is requesting minor subdivision title B second edition replplat of a portion of block three B's edition and a part of auditor slot six in the northeast quarter of section 1 township 139 north range 49 west of the fifth principal meridian the site photos on the top we are looking at the intersection of 8th Avenue North and 17th Street North facing southeast that's the existing uh building here which is on the north lot which I'll show in the plat here. Um then on the bottom we are looking northeast from 17th street north. The zoning is LI limited industrial and then no zone changes proposed. And on the plat this is replatting one existing lot into a two lot subdivision. On the north, we are um they're platting out the existing development and then on the bottom will just be sold off in the future. And the easement here is just to cover for a previously approved cell tower, which is not yet constructed, but that's kind of the uniqueness of the easements on this one. Overall boundaries are not changed. Again, staffers received no inquiries in response to the project, find all criteria to be met, and are recommending approval.
