Planning Commission - Regular Meeting

Good morning, everyone. We are now live. Welcome to the Tuesday, August 4th, 2026 Planning Commission meeting. I'm calling the meeting to order. Roll call. Mayor Brubaker here. Sam Battle here. Tom Aden here. Derek Tedrow here. Barry Hubbard here. Maggie Rivera here. There are, this time, no approval. Item number three, no approval of minutes. There's no miscellaneous correspondence. There's no old business. There's no old new business. There are no public hearings today. We do have one planning commission case. It's Planning Commission Case 2026-10081, Dan Martin, 374 Broad Street, The Shops on Broad, Elyria, Ohio, requesting a waiver of the design review guidelines for the paint color for the exterior of the building. And I know Mr. Schoening sent out a report to us, but Mr. Schoening, if you want to kind of summarize that. And for the record, please note that Mr. Aiden is also in attendance.

Thank you, Mr. Chair. Through you, the property at 374 Broad Street, the applicant has indicated the desire to place or rather to paint some of the brick on the facade of the structure. Per the city's current downtown design review guidelines, the painting of masonry is prohibited. Essentially, as indicated in my report to all of you, shops on Broad, the property is adjacent to another 336 Broad Street that has a mural painted on the facade. The building, second point, was constructed in 1975 and therefore is not listed as a contributing building, according to the Ohio National Register database for historic structures. And the amount of proposed paint on the brick is minimal, as the majority of the paint will be placed on the existing stucco on the facade. Therefore, I am recommending approval of the design review waiver from a staff recommendation level.

Mr. Chair, real quick, clarification on the agenda that was provided. The meeting in July was July 7th for Planning Commission. There was meeting minutes that was provided to all Planning Commission members as of yesterday, per the Planning Commission Secretary. It's just a typo, approval of meeting minutes from the July meeting are still needed.
