Chair and Commissioners. My name is Kira Killingsworth, and I'm the project planner for the 10660 Calvin Road Map. The applicant is proposing a tentative parcel map to split one parcel into two. Each parcel will have a minimum of two acres to meet the density. The property is located at Calvine Road. It's about 1,900 feet east of Excelsior Road. It's currently five acres. It has two existing homes and two driveways. It's within the rural community area and is surrounded by other rural residential. It's zoned AR2, agriculture residential, two-acre minimum. and to the north is Sacramento County. The property complies with the development standards for AR2. Parcel one after the split will be two gross acres, and parcel two will be three gross acres. However, due to the existing floodway in the south end, it will have a buildable area of 1.35. Again, the existing homes will remain and the parcel two will be vacant and no trees will be removed and will continue to be on the well and septic. A new driveway will be on by Calvin Road and it has been reviewed by our engineering division team as well as fire district. Staff finds that the map is exempt from CEQA per 15315, minor land division. And with that, staff recommends that the Planning Commission adopt the resolution finding the project exempt from CEQA and approve the tenant parcel map for 10660 Calvin Road. So my name is . I own the property behind the property in question. My concern is the driveway that's in question. Currently, myself and a neighbor that I have, we sit a quarter mile off of the main highway or the main road of Calvin. This property sits in the front. Over the last 10 years, I've had issues with people driving off of my driveway to get access to this property, which is causing my driveway to fail. And I want to make sure that this driveway that is being spoke of is completely not involving my driveway. as they're gonna invade my driveway now, excuse me, have an easement. They have two houses, two entrances, and plenty of room for a driveway that they don't need to be using my driveway. So I wanna make sure that my driveway is not gonna be encroached on for whatever they decide to do with their property.

So what we're doing is we're creating a separate driveway along our easterly side. He's on our westerly side. So that driveway we're completely avoiding. And so we're creating a separate driveway that'll access the resultant parcel to just from Calvin Road along the easterly side of our property. So you will not be affected by it.

So first up, I mentioned at our last meeting, we were trying to target an item for the 18th. Unfortunately, it is not ready. We're still waiting on some fees to come in from the applicant. So we don't have anything for the 18th for you, so are suggesting a cancellation of that. We'll need the Chair's concurrence for that item. And then, of course, our next meeting would normally be July 2nd, which is the week of the 4th of July holiday. So anticipating everyone has more enjoyable places to be, would certainly recommend cancellation of that. We do not have any items queued up for that meeting as well. So unless there's any concerns, Chair?

Okay, so we'll move forward to cancellations. Okay. Thank you. Earlier this week, the new zoning administrator, Jackie Guzman, approved the Survey Road Warehouse Myron Design Review Project. This is down off Survey, coming south from Grant Line near the Special Waste Collection Center, the Household Houses Waste Center. It's a reapproval of a project approved a few years ago that hadn't moved forward to construction. Down on the council matters, we do have one unconfirmed for next week. The agenda will publish tomorrow afternoon. For the Calvine Point Major Three Mixed Use Retail and Storage Project, this is the Calvine Point Shopping Center at Elk Grove, Florin and Calvine. The applicant's proposing a new storage facility with ground floor retail facing out into the center and some other various improvements on the site. And then June 24th council meeting, we are targeting the Sheldon Road rezoning map project, which you saw at the previous meeting. Concludes our report from staff this evening. I have a question. I've had a few people ask me what happened to the trees on Elk Grove Boulevard, that they were cutting them down.

Yeah, Laguna Boulevard. So that is part of a larger project for reconstruction of Laguna Boulevard. It's in need of some assistance. I think that improvement should date back from the original construction back in the 90s. So it is due for a rehab. The trees themselves, though, what you see mainly taken out are the redwoods that were in the medians. They're not an appropriate species. They were starting to cause problems with the median itself, uplifting and impacting the roadway surface. So rather than simply working around them for the repaving, it was determined removal wasn't the best course of action. They're water hogs. They take a lot of irrigation. We were already going to have to remove the turf that was in that space as well. There's new state regulation kicking in the first of the year that prohibit us from irrigating non-functional turf areas, so basically anything outside of an active park space like a soccer field or a ball diamond or something. We really shouldn't be irrigating those areas anymore as the first of the year. So that re-landscaping needed to happen. So you'll see more work on the road itself happening later this summer as they start going through the grind and reconstruction efforts. The median will get improvements, and there's area, the signalization improvements and other improvements the city is doing along that corridor.
