This is a project we conducted in Des Moines. Our institution is conducting about one-third of the loan in Des Moines. As you know, we are also doing business in church areas such as Cedar Rapids. Last year, we supported 103 households and conducted a total of 3.8 million dollars in housing maintenance. We are also planning to launch a $20 million loan project for Fannie Mae. Currently, we are in the final review stage of the CDFI, the Regional Social Development Financial Agency, and we hope that we will be able to receive part of the $3 million application when the announcement is made. And we have been working on the business through Wells Fargo and Enterprise with a supply-enhanced subsidy, and only 4.4% of the applicants are now advancing to the stage where we are. Thanks to this continuous financial support, we were able to build a very resilient organization, and we are very grateful for this. Also, thanks to this financial support, we were able to run the business very successfully. So far, we have reused about 40% of the funds received from Shihwa County. Therefore, without requesting additional funds from Shinhwa County, we were able to increase the rate of tax exemptions from $10,000 to $15,000 this year. Also, we were able to successfully expand the contract support and increase the contract support amount provided by the transaction from $15,000 to $15,000. Thanks to this, we were able to successfully complete many transactions. It also gave some changes to the loan review method and structure. And through calculation, the optimal results were exposed. All these changes have had the effect of lowering the interest rate by 1%. Therefore, we lowered the monthly interest rate to the same level as when we lowered the interest rate by 1%. However, this would have been effective for general housing buyers. As I said, we are running a contract support program. Now, this presentation is to tell you again about the things we have done so far and what we will do in the future. There is a simple schedule here. First of all, I will briefly explain the main facility improvement business in the system management and city. If you look at the map below, you can see the number system of SkyWork. When we run a project, we use a number system that combines alphabet and number to classify SkyWork. The number is from 1 to 12 based on the river. For example, this is number 1, and from Vine Street to the north, the number is from A to L. The owner of the private land building is responsible for the improvement and operation of the facility. The city also manages the hallway, but the hallway that passes through the city-owned building and parking lot is managed by the city. The SKYWORK committee consists of five members, and the main role is design review. If the SKYWORK is replaced or added or built, the committee is involved in design requirements and operation time. In other words, design standards and operation time management are the main tasks of the committee. The SKYWORK Association was established in the 1980s, There are 15 directors consisting of members related to SkyWork. The main task of the association is security and surveillance. Therefore, it is the role of the association to manage this part. As you can see, 27 cameras are installed, and the security team and the police are also employed. Once again, we have carried out various replacement work for the facility improvement project. Since 2013, we have replaced more than 31 SkyWorks roofing and replaced 27 refrigeration systems. As I mentioned earlier, there is a SkyWorks roofing that was built as a development project by Miss Bandero, and there is a roofing that was replaced by a hotel development project by collaborating with Polk County. Once again, these buildings are assets that we need to manage. Yes, just like other assets in our city, we analyze what kind of work is needed from a general point of view and how to properly and efficiently distribute capital. roof, cooling system, structure, exterior, and even indoor lighting. These analysis results help decide where to invest the money needed to maintain the system. Since 2013, we have invested a total of $11.2 million in the SkyWay system to carry out capital improvement projects. We carried out various projects from structure maintenance to roof replacement, interior remodeling, and exterior improvement, and we will show you a few work photos in a moment. As you may know, we started with the replacement of the ceiling, subfloor, roof, and metal panel, and installed even the blinds in some parts of the skywalk. There was a problem with the ice falling into the island. Based on these analysis results, the following improvements are expected. Metal panel replacement, window glass replacement, Zulun ceiling, LED lighting upgrade, ceiling replacement, carpet replacement, roof replacement, and in the future, HVAC system replacement will also be in progress. In the next two years, we plan to replace seven additional HVAC systems. In addition, external improvement construction is also planned. In the next stage, we plan to replace 7 of them, and in the next stage, replace 10 of them. There is also a cost to replace the skywalk and windows. I will briefly talk about some of the projects that are already underway to support the Downtown DSM Future Vision Plan, the Skywork Reconstruction Project, and the Skywork Reconstruction Project. The Downtown DSM Future Vision Plan was started by local social leaders in 2021, and it was established by reflecting the opinions of more than 8,000 local residents, and was finally adopted as part of Dimoin City's comprehensive plan in 2023. This plan proposes a common strategy for the economic vitality and vitality of Downtown through five goals and six major projects. One of the six projects is the SkyWorks design project. This plan also specifically suggests how to contribute to the future-oriented people's goals. There are many details about the goals of the vision plan, but I will emphasize a few this morning. SKYWORK is established as a positive asset of a private real estate. To promote this plan, we collaborated with Project 7 Design to develop a series of skywalk installations. This project aims to add color, art, and joy to the daily skywalk space in the name of Joy Walk. Over the past two years, Skywalk was installed on eight buildings in downtown. The first installation was installed in the city-owned space in Pips End K.O. and Force End Grand parking lot. This installation proved the success of the project, and based on this, it also applied to additional civilian-owned spaces to promote the business. After that, the 7th and Grand parking lot, R&G Building, EMC Downtown Park, Insurance Exchange Building, Capital Square, and Wellmark IMCA Esky Work were installed. This project is a result of very cooperative efforts supported by a significant amount of money through the Regional Social Improvement Fund program of Operation Downtown, Bravo Greater Des Moines, and Prairie Meadows. Until now, the owners of the building have agreed to maintain and manage the installation. Other project partners include Project 7 Design, Slingshot Architecture, regional artists and creators, and city officials, public art foundation officials of each region. Project 7 cooperated with RDG to complement the road-finding function, and these facilities serve as a kind of unofficial road-finding tool for people using SkyWork. The goal of the JoyWork project is to make SkyWork more pleasant, It is to encourage people to move through the system and bring positive experiences to everyday space. Hello, I am Mindy Alvarez, an experience designer for RDG. I will briefly talk about the guide for finding your way. We collaborated with more than 15 organizations focusing on various areas such as accessibility, local society, visitors, and transportation to gain opinions on Skywalk. And guide We came up with a few things that we needed. They wanted a clear guide, good approachability, technology integrated, safe and friendly. So we started by setting up a brand. Looking at the name of Skywork, it was called by various names. So we decided to focus on one name, Skywork, a downtown demo. We focused on the S logo to simplify the work and wanted to make a really fun brand if it wasn't complicated. To do this, we expanded the color palette and designed it to have a lively and sufficient contrast for people with visual impairments. We also focused on creating a sense of security in the SkyWork system. As Ted mentioned, we use the route. We simplified the system by adding different colors to the four main routes of SkyWork. Through this, people can quickly identify their location in SkyWork. It is also helpful for safety. For example, you can see that it is on an orange or green route. The map always has a mark that clearly indicates the current location. We also used a symbol. If you use a symbol, you can understand it more easily in various languages. The text was designed considering the form and class structure to increase readability, and the text goal, which represents the current location and destination, was marked thicker. We made it easier to find the destination by using thinner text goals and large text messages. It is to make it easy to read and understand while walking on the skywalk. And the dot and touch text was a very important factor in using SkyWork. We focused our attention on not only the current location of the user but also the operating time of SkyWork. Because SkyWork users often did not use SkyWork because they did not know the operating time. Therefore, it is very important to mark the operating time as a dot, and an approach guide that tells you the use time of the elevator or the use of the stairs is also necessary. We also standardized all guides. For people with visual impairments, it was very important to place the signboard on the right and the road signboard on the right-hand side of the user's sight. And once again, we used these symbols so that we could know how long it takes for people to walk or move to their destination. We also used a symbol to indicate the location of the parking lot. If you go to a place where an event is held or a hotel, it provides connectivity between the parking lot, hotel, and event venue. And we clearly marked the location code to increase the safety of SkyWork. The signboard also has a question report function, so when people report a problem, they can immediately know the current location of Skywalk. This made everyone who uses Skywalk more relieved and able to use it. Please go back to the slide you just showed.
I think one of the most impressive points in the presentation was the use of QR code. I strongly support the use of QR codes so that people can scan the QR code and see the map directly with their smartphones. You will be able to know where people's legs are closed. Are you planning to provide QR codes throughout SkyWork so that people can scan the QR code on their cell phones without calling and let system managers know about the problem? Yes, that's right. All the QR codes are attached to the SkyWalk bridge guide board, so when people scan it, they can get more detailed information, and it is connected to a system where they can enter the destination and receive a road guide on their cell phones. There is also a step-by-step guide function. This is one of the biggest advantages of the system. Yes. Unlike the previous Skywalk guide, the new map system is much easier to read, and there is also a QR code here, so you can get real-time guidance.
So we want to actively promote the fact that people can access the mobile site directly without downloading or adding additional apps as long as they scan the code. You can check how the brand image works here. I'm going to use the Skywalk sign and the existing guide. If you walk on the Skywalk, there are Skywalk signs everywhere. There were many times when it was confusing to find a way to go down to the ground or go back up from the skywalk. So now we're going to use the S sign that clearly tells us that we can go up to the skywalk from the ground and the blue G sign that tells us that we can go down to the ground from the skywalk. This color goes well with the existing road finding system throughout the city. Also, all elevators will be equipped with this icon, but the replacement cost is very cheap, so you can replace it for about 1 cent.
