Good afternoon, commissioners. This is the Northwest 600 Block Of West Atlantic Avenue. If you're not familiar with this block, we are doing a mixed use project here. The red outline shows where the residential portion will go, and the blue outline shows where the commercial unit one story commercial unit will go on Northwest 6. That is also near the Hatcher Construction two two story buildings that we have ground lease with Hatcher Construction Development on. So just go through the project here. Oops. Beautiful. Okay. So this is a aerial rendering of the site.
And you're seeing it from the Northwest 7th Avenue site looking at the row of 12 residential townhomes with the detached ADU above the garage. And then you'll see Beautiful. That's stunning.
It looks nice. It's gonna
be And this is just the aerial rendering. And then you'll also see our one story and this is just a rendering, one story commercial unit on Northwest 6th Avenue. That is the backside there. And you'll also see to the south side of that miss Hatcher Construction Development bought the lot next to our lot, and they are also doing a commercial office space there as well. They're going through the site plan conditional use approval process.
So, just to go into the townhomes with the ADUs, these are twelve two story contiguous townhomes. The principal units all face Northwest 7th Avenue. Each townhome will have three bedrooms, 2.5 bathrooms, internal courtyard, detached one car garage with vehicle entrance off of the abutting alleyway to the east, additional off street parking for two cars, and the ADU, like I mentioned earlier, will be above the garage. The ADU will have a full kitchen, one bedroom, and one bathroom with fully separate entrance from the principal unit just to go into the layout.
Unit can park three cars?

You'll see the one bedroom, one bath, full kitchen, and a living space. And then on the right side here, this is the 2nd Floor layout with the three bedrooms. And then on the bottom, this is the principal unit with living room. There's a powder room, dining, kitchen. Then you'll see the internal courtyard and then you'll see the garage and then the driveway space.
So And the 80 is about what? 300 square feet or so? Three three

So it's a one car garage and then two cars can park on the in the back area?

Yeah. Then you'll see there is a covered entrance from the driveway just above the single car garage there so that you can enter into the courtyard. You'll see the staircase that goes up to the ADU and then the back entrance into the principal unit. So there that is a shared internal courtyard, but separate units or separate entrances for the ADU and the principal unit. And, of course, the principal unit will have the main entrance off of Northwest 7th Avenue.
And then you'll see this is the viewpoint from the alleyway. So you'll see the garage, the two parking spaces in the driveway and the entrance off of the driveway into the courtyard there. And then the improved alleyway that is going to come through via the Northwest Infrastructure Project on the city side.
Are these the colors they've chosen, Christine?
So these are the colors in the rendering, but we still have to finalize everything as we well, I'm I'm glad you like them.

This is looking out towards the principal unit looking towards ADU. So you'll see the covered entrance way and then the stairs up to the ADU. And then so currently right now we're awaiting final approval of the city's amendment to the LDRs allowing for the development of ADUs without that we won't be able to submit our site plan application.
So we are pending that right now. The amendment to the LDR is allowing for the ADUs is scheduled for first reading to go before the City Commission on March 9. And then we've been told it's tentatively scheduled for second reading on April 7. It has already gone before planning and zoning board. This is where it is right now and we are waiting for those approvals in order to submit for site plan.

So next, Renee Jadison, executive director. We're gonna jump over to the commercial unit now. So that is the blue outline. So when we originally did this RFQ design process, it was a mixed use for the entire space, I guess. But as this evolved, it turned more into this it made more sense for this to be townhouses and then to just have the one commercial aspect, I guess, on this side because of William Hatcher's building was being developed, so we thought it would be nice to complement and have that on the street.
We were also really trying to maximize what we could do with the housing. So that addition of the accessory dwelling unit with the courtyard, it just let them have more flexibility there to really focus on housing on Northwest 7th. So we are have still have been working on the commercial unit alongside with the residential. But as you saw, we can't move too far forward with the residential until we have that accessory dwelling unit study. But we can move forward with the commercial unit.
So we've been working with the city, going through the process. It's a one story commercial unit that fronts Northwest 6th Avenue, parking on the alley, which you can see here. And it's just the one story, so it gradually tapers down from Atlantic to the more residential, going towards the neighborhood. All right. So current status is we're preparing for the site plan application to the city and we are trying to finalize the exterior color scheme, which is what we're looking for today as board input on the colors. We already heard blue is a favorite color. We heard green. And green. We're gonna mean, you know.
And then we're gonna pop
toward yellow, which is very popular on

I just want to say congratulations in advance Thank you. Thank you. For that as the first thing. Another thing I wanted to bring up, I do have a couple slides, but there's something not on there wanted to mention. So at the end of the last meeting, there was a comment about a property that Sarah Selznick came in with many people for public comment about properties that we own near some of hers. So I commented that we were gonna have a conversation. She had offered properties to trade potentially with for our property.
So what I'd suggested, because we typically don't just trade properties necessarily, if we have something that we would like to go after to complete an assemblage, we've done that in that scenario, but it's not something that we typically do. So my thought was that maybe we could, if the board's interested in considering a revocable license, that's something where they could use the property to see if they can make what they're trying to do work. If you recall, they're trying to build some sort of outdoor space with a fruit farm, some food trucks or some kind of food aspect of it. Garden. Garden, yes, that they're trying to build. So we wanted to find out if that is something the board would like to consider at the next meeting. Just to see if you want to consider that subject, a revocable license for that space.

It's it's RM, and there's actually two pieces of property next to the parcel that she owns that we were trying to purchase potentially that is for sale. So it's in the 1st Block Of Atlantic Avenue. So which is why we thought a roll call license would be an interesting option to see if they could use it for a temporary period of time to see how this thing works out. But we would still technically own the property.
Because we don't want to arrest the development for the rest of the street. That's the

Oh, and Black History Month, just wanted to recognize that. We're closing it out towards the end, and I already mentioned that our chair is getting recognized for something this month. So, congratulations. Next is we just issued a call to artists for a mural that will be on 95 SW 5th Avenue. This is the property that we're trying to attract a hopefully medical office. There's three great spaces in here that are ready to build. So for those listening out there, we are still looking for medical doctors type services to come into this building. So we have an open application on our website. But part of the design was to have a mural right in this block, right here. So yeah, we just issued the call to artists.
We had a meeting about it yesterday with the art community. We had quite a bit of interest in it. So we're really excited about this. And we're going to keep sharing the information. The intent is to have something with frogs and to pay homage to Frog Alley. So that's all incorporated. Whoever comes in has able to reflect that in their artwork. So we're excited about this. And next is our CRA Social, which is going to be on March 4 at the Edmunds Baines Building. So please come out, share information, of course, about projects and what we're doing.
We're trying to have a little bit of a focus on commercial businesses. I recently presented at a DDA board meeting, and one of the board members expressed interest in some of the businesses in his community, having questions about things that we're doing. So we'll see. We invited them all to come, so this might end up being more of a business community focus, which will be great. Otherwise, we still have all the information about our projects. We'll be showcasing the townhouses as well, with the commercial unit, with the new picture that our new painting, paint colors that we chose. Alright. And next, this is the William Hatcher's building. Harvey Insurance Solutions will be having a ribbon cutting ceremony on Wednesday, March 18. We just recently reached out to you all about this.
He's really excited. This has been very long time coming. As you know, Chris has been working in our community in different places, really working really hard, piling the ground to get his business up and running. And now he's in this great space with William Hatcher. So we're very, very excited for him. So this will be at the William Hatcher Building, 26 Northwest 6th Avenue from five to seven on March 18. And then the next thing is so we only had a March meeting schedule. We usually don't schedule meetings until after the organizational meeting. But we saw that there is our April meeting scheduled for city commission. So we wanted to schedule a board meeting for us on April 28.
I know there may be one conflict for meeting dates. So we just wanted to pose this and put that out there, that we're trying to schedule an April meeting. The tentative date is the twenty eighth, but we'll work with you all individually to confirm an alternative When
