I'll miss saying that, Madam Chair, but we'll start with tonight's consent agenda under letter A, Platts, and like you said, I'll just go by name, replat for Naval Center, lot 15R, block 1, replat for Montrose Park, lot 39A, block 6, a final plat for 7, Brew, Corpus Christi, lot 14R, final plat for Saratoga Ridge Unit 2, which is a A large single family subdivision of 11.99 acres. And a final plot for Saratoga Ridge West Unit 1, planned unit development, which is 12.21 acres. Another single family residential subdivision. Staff has reviewed all of the plots. They have gone to the Technical Review Committee. They have been deemed consistent with both the Texas State Local Government Code as well as the Unified Development Code. Staff and the TRC recommend approval. Under letter B for zoning, there are four cases on tonight's consent, starting with zoning case ZN9318, KNCB Investments, LLC, located in District 2. It is at 1722nd Street. The request is from the RM1 Multifamily District to the RM1 Multifamily District with a special permit. Staff recommends approval. Case ZN9319, Corpus Christi Leopard, CC Leopard, LLC in District 1 at 8225 Stillwell Lane from the IL Light Industrial District to the RMH PUD, which is the manufactured home district with a plan unit development overlay. Staff recommends approval. Under ZN9336, Texas Tyler 31 LLC in District 3, located at 6316 Old Brownsville Road. The request is from the FR Farm Real District to the CG2 General Commercial District. Staff recommends approval. And finally, case ZN9334, Plaza Michoacana Incorporated, which will become part of District 3 once it is annexed by the City Council. Hopefully that will pass, but this is that preliminary step. located at 1221 FM 44, which is also known as Way Out Weber, from the FR Farm Rural District, which is what it will become upon annexation to the CN1 Neighborhood Commercial District. Staff 2 recommends approval. That concludes tonight's consent agenda. If there are any questions, we'd be happy to address them.

1726 Second Street is my property next door to the proposed zoning change. I think we would love to have a business office there. I'd rather have that than something else. My only concern is that the parking across the street, there's no parking. It's not allowed. And then on our street, there's two-hour parking. So if there's going to be a lot of business during the daytime, we're going to have a little bit of a problem with the parking. So that's my only concern.

Yes, absolutely. Thank you for bringing it up, Commissioner. So the case is a conversion of a single family home to a law office. It is a special permit. One of the conditions of the special permit is that all parking must be provided for on site. Typically, you deal with any real estate office, law office, something that's going to have a very low customer count. So it's not like a Chick-fil-A where you're going to have a drive-through with a lot of traffic coming through. A law office is probably going to have a few clients at separated times of the day, but they are required to manage all of their parking on the property. So no on-street parking, nothing across the street. It has to be off the street on the private property. And like I said, we don't expect that to be a high traffic volume.

And then this getting the special permit to be a law office, let's say that law office shuts down, does it go back to the original zoning or can you explain that process?

Absolutely. That's another very good question. So many times when staff were deliberating, should we or should we not, what our recommendation would be for or against a particular zoning request, we look at the entire neighborhood, what is its character, the character of this neighborhood, you have the Kieschnick house which is respawn a parking lot that supports that use and then there is a stretch of single-family homes and duplexes that are zoned multifamily. So our question was should we support the original request of neighborhood office or grant the one single use of converting a law office. We found that it would be more prudent to allow the one use be a special permit that in the case it's to shut down or move operations six months later and the SP expires. But what we have to monitor is the stoppage of the use, and that's sometimes the hardest part. Folks typically come in for a CO, that's what we do in the commercial world, but we would monitor if that operation was ever to cease, the SP then expires a very brief time later, and it reverts back to simply the multifamily zoning, which it will still always keep. It can always be a multifamily use. Thank you, sir.

Thank you. Well, before we do, I just want to say something. Sorry. You know, when I first started on the planning commission, we were going through COVID. So my first meeting, I didn't even get to meet anybody, staff, or anyone. We had to go on Zoom, and that was my first time trying to figure out Zoom and start with those meetings and try to figure all this out on Zoom was very difficult. However, after the first year, we got to all start to meet, and it was great. It was really great. And those six years were interesting. Everything was very new, but experience on everything that was coming towards us was great because we got to learn and it helped us know what it is that we could do to continue with the great development that goes on in Corpus Christi. along with the safety of our residents, and that is what the planning commissioners do. It's a privilege to have been on the planning commission, working alongside each one of these commissioners. This is a really great board to serve on, and I'm really proud on how this commission has been committed to serving the public. like I said by trying to balance what we do as planning commissioners making sure that we balance the fact of the growth with the developers working with them alongside helping the residents. But most of all I really want to give my great gratitude to the staff because y'all are the backbone to this meeting at least that's my opinion because without y'all we would really not know the order and structure of the whole meeting and all the information that y'all have to work so hard to present to us. I really appreciate that. You know, Andrew, every time I called you, no matter what, you always were there for me to give me the answers I needed on what I wanted to know and the concerns I had. And Mr. Buck, I know you stay over there really quiet and not say anything. But I'll tell you, when we look lost and not know anything of the legal part of it, you're there for us to give us that answer. I know Ms. Yvette for a while, but I'll tell you, the information that you gave us whenever I hear you talk, you're great. You're really great. Stick to what you're doing because you're helping us understand and make the better decision to approve or oppose these zonings and plats and whatever it is, all the things that we do for the planning. And of course, Ms. Jessica. You're my go-to girl. Everything that I had to do to learn and be on top of things, you were there for me. And I really appreciate that. You know, and with that, I just want to say that I want to wish the commissioners the incoming leadership that's coming in and wish you all the best for these upcoming years. And I say thank you all.
