Steve Calceranos here, Calceranos Engineering, representing the Epcot, Joe Marzullo, standing next to me, and he's got some architectural samples for the board tonight. I can go over the changes we made to the plans real quickly. Based on the comments from the last meeting, we did add a drop-off area right up here in the front. As indicated in our response to comments letter, we didn't want to move it any closer to the road. One, because there's a light right across from it, so it provides plenty of illumination. And two, we don't really want to encourage people to just stop on the shoulder to pick up their kid or whatever that's there. We moved it back there. The architectural drawings, the site plan has been updated to be consistent. There is a canopy that's now shown over here. And because the sidewalk is flush with the pavement, we did add a couple bollards at the end of those parking spots just to prevent anybody from driving into the doorway. Smart. Beyond that, I think the board was satisfied with the landscaping at the last meeting. And the architectural plans were updated to show two additional windows up at the top of the front face to provide some additional transparency on that front face of the building. We did keep everything else as it was. We didn't change any of the lighting for security reasons on the north and south end. The owner wants to keep them on the back. We feel there's going to be sufficient lighting over the overhead door and the man door in the back. And that's, I believe, all the changes that were made on the site plan. Again, the rest is some samples for the board to take a look at on the exterior finishes of the building, and that's about it.

I think we indicated on note that a sign permit needs to be applied for to finalize that there are size requirements. Okay. We have on the detail lighting and landscaping optional. I know that was a comment before. Board might want to consider whether or not that's allowed. I don't think the owner has a preference one way or another. If the board didn't want lighting, I think that would be fine. But if they didn't object to it, he'd provide that detail with the sign permit itself.

The way they're showing the width. is to, is with, you know, ground-mounted floodlights and those kind of cause glare and, you know, they, I'm not a fan of them. So if I were to make a recommendation, I would recommend against having those. If I were to be landscaping around where the sign goes, it's up to the board if you'd like to see something like that. so you are you don't approve of landscaping lighting like flashing on them okay but the lighting the type of lighting it's not an internally lit sign you're trying to do with exterior lighting with floodlights shining up on and if you drive by those you go to kind of shine out into the street okay

Good evening, everyone. um yeah so since our my name is nathan keplinger freeman associates uh since our last meeting there haven't been too many changes to the plan um i'm gonna walk you through those but just so you're aware after that meeting the following day we met with the adjacent neighbors uh myself schneider packaging and those neighbors and we walked the site and we made some changes yeah we added some screening plantings so i'll show you those appreciate that very much yeah um no problem and then um Mark Parrish also provided a couple comment letters and we've addressed all his comments and I believe um we're up to date there and he has nothing further for uh our firm at this time okay let me get my laser pointer so the first change um We added a privacy fence, a wood board on board flat fence here. It runs the length of the property goes down and over. We're removing a fence on the site prep plan. So we wanted to replace that and add a little bit more fencing. We're also adding some trees here. And then we added evergreen trees here. trees here. So we have 30 new trees going in. And these locations were approved by the adjacent neighbors. Really the people that we met with all lived here. So we were really trying to accommodate them. The second thing we did, uh, the third, we put together a lighting plan. Um, and originally we were thinking of lighting kind of all sides of this building, but then we were talking to the neighbors and we're talking to Schneider. So our, our lighting plan really only encompasses this, this side of the building. So really minimal impact. It's all wall packs. Um, so there really won't be much of a disturbance, um, greater than what there is now. Um,

So we responded to some of the comments from previous presentation. We have created a niche between the existing building and the new building. It's a two foot by two foot recess in the facade to kind of break the elevation down a little bit. The existing building has a split face block base And we are proposing to use a light colored metal skin to match the other portion of the building. And the color is complimentary to the split face block. Um, the comments, uh, regarding the fenestration, we, uh, have kept the fenestration in, uh, in line with what exists at this point. Uh, it's an industrial building and, and we felt that the, uh, the percentage, uh, requested was, was, uh, probably not appropriate for this application. And we hope you agree with that. Other than that, it's a, it's a fairly simple and straightforward project.

If they were going to reuse any topsoil on site and spread it across the lawn area, it would just be seeded. They're not going to leave it. But we put the note as requested from Mark right there. there could be a note hanging out in one of our tech schedules i apologize i just don't recall oh it says sub-based material to remain oh yes that's just yep so we're the stone um this existing parking lot down here we're gonna be trucking in to install this additional asphalt. This is all existing. So what we're doing is we're gonna rip up that asphalt, but leave all of the sub-base intact and just put a new asphalt layer at the end so it all looks finished. So going through the checklist in no particular order, one of the first items we should address was the sign sizes. The sign sizes are now just shy of the max per code. So we adhere to that. No variance is requested. We're not oversized. So the signs are sized appropriately. That was an item. Another item was notation about the other light fixture, which I was unaware of, but that light fixture was not, it was not compliant. It was more of a residential structure, light structure, light fixture. So the glow on it wasn't dark sky compliant. We're replacing that. So all four light fixtures will match. They will be per the photometric plan, per the approved photometric plan, and they will be Obviously, dark sky compliant. The floodlight is no more. The next comment was about the planting. We already hit that. Ryan reached out to Holland, coordinated with them, confirmed their dumpster size, confirmed that we can use a similar size dumpster enclosure. But we are going to knock down that wood dumpster enclosure. We saw it in the pictures. It wasn't pretty. So Ryan's going to... update that, put a vinyl one in, and then I guess let's get to the building. So now we have a painted top cap and then we have our light fixtures. And as you work your way down, we got the signs and we have black metal awnings. And then we have sort of that bottom band, which has kind of like a chair rail trim on the top. And the comment that was outstanding by the architecture review requested that we use a corner piece. So instead of just slapping this thing right on the front, it's going to wrap. Even on the sides, we don't continue. It will slightly wrap, which visually I think will do a lot. Because if you look at it, you'll see it sort of bump out from the building that inch or two. You'll get that shadow line. So that was the outstanding comment. We noted that on there. They call it a... a corner i don't know corner corner something all pro corner pan all pro corner she can read better than i can um other than that ryan got anything to say am i missing anything nope excellent i think it looks good open with questions chuck i appreciate your going with our comments and uh

So the only thing that's going to change is the entrance, as far as giving you a little bit more coverage there. The building currently has a porch that was on the left side of it. So we just followed that line and replacing that with a patio with blocked columns, lighting, and paving the whole parking lot. Steve was over and saw the site and wanted some green space put in, so... this is actually probably the biggest improvement to the place is having um what now is the turnaround spot you know so it's it currently goes from just being a road to a wide open parking lot so actually made that actually made a lot of sense so that top image is most realistic yes yeah because some of the images change the parking i know it's just uh Yeah, I had Zussman and Frisch did it, and I think initially they didn't have the green space in there, so they're using that on the bottom, but that top one is accurate.
