My friend Hot Wheels Kingal is presenting this. Chair, Commission members, I am happy to be able to stand in front of you this evening. I am a person who believes that time should be used effectively. Since I arrived five minutes early, I could have done something more useful. In fact, I had to install updates on my computer. It could not be shut down. I had to bring it with me when I came to the meeting. So, let me tell you what this case is like. This is a major CMP investigation or a community master plan investigation into Mondawar. I will tell you a little more about this. Today evening's host is Jeff Glee Gilbert Blightly PLLC. You may know about some of Sunbelt's projects for Sunbelt Land Holdings LP. They are developing a variety of commons projects in and out of Rovay, near the I-10, in and out, and Home Depot. Today evening, Monavari is announcing a major change in CMB. This is the part of the CMP that is in the eastern part of Miller, from Lower Buckeye to Warner. I'll show you how it looks on the map. It's about 156 acres. The Monavari CMP itself is much larger than these 156 acres. It's actually spread out to the north of Watson Road. But we're only talking about the eastern part of Miller tonight. So you can see 156 acres of land in the yellow box in the area on the left. This is used for agricultural purposes and is used for land cultivation. The West Park Single Family Subdivision is the oldest part of it. There is a rural residential community called Northwood Park Estates on Warner Street near Teck. On the north side of the lower Buckeye, there are two large distribution centers. One is for Fiverr Billoy and the other is for Funkco. The lower part of this property next to Miller Road is also used for land cultivation. This is a part of the Monovertice MB. It is expected to grow mainly in the valley for the needs of the park and for the needs of the vineyard. The MacCann Elementary School on the ground is a disaster. The construction of a church on the ground is also underway. A campus is being built at Christ's Church of Diwali. Now let's go to the map in the middle, that is, the zoning map. This is again part of the large Monovery Sembue. It is in chocolate brown color. The surrounding zoning is General Comel's. There are agricultural fields on the north side. West Park CMP has been fully expanded near Padinyaru. There is also a rural residential community called Northwood Park Estates near Thekku. General Plan is a master plan community. This is an environmental proposal suitable for a CMP. This is done by changing things in General Plan to zoning. I said this earlier, but let me make it clear once again. This is only for the 156 acres. So, the areas on the lower side of Miller Road that are not covered are not affected by this direction. The main objective of this project is to change the layout of this 156-acre area. So, I will point to the picture on the right side of the screen. You can see the above-mentioned geological system and the below-mentioned system. They are the same for both. In the picture above, the Vanija Centre, which is orange and red at the bottom, is located in the north-east corner of Miller and Buckeye and Miller Junction. As well as, there are parcels of various types in the surrounding residential areas. They are all provided by an internal collector who supplies them. You can see that this restriction is being followed by the same process. This is only a small change in the size of Vanija Paramaya. This actually takes up a very large area from 15 acres to about 50 acres. In addition, in terms of the number of units that can be developed in these residential clusters, it is gradually improving. From 433 units, it is increasing from 2.7 units per acre to 862 units per acre to 5.5 units per acre. This mainly continues to be a single-family residential area. It doesn't work at all. But the only problem is that the redness in the picture below is just a touch. You can see the empty space there. That parcel is reserved for multi-family residential or garden-style apartments. Three floors, about 20 units per acre. The same unit I mentioned earlier is also included in the calculation. As far as commercial uses are concerned, CMPA, CMPA, mainly for retail, restaurants, services, offices, wineries, schools or schools are used. This is not allowed in the northern part of the country, but business park uses are allowed. But such buildings should not be expanded by more than 50,000 square feet. For example, our CET Hall Annex building on the landing has an expansion of about 2 lakh square feet. So, even though it is calculated as a small business park building, it is four times larger than it is supposed to be. Then, 40 feet high, this is the height of a normal vanija building. The buildings that can accommodate a large number of buildings in the city have been included in the CMBA. When we created the housing action plan, we tried to include various types of residents who wanted to be part of our community. They all do not need the same type of houses. Therefore, the proposed development plans include traditional single houses, one house for one person, five acres, and sometimes four shared courtyards. Most of the houses in this area are shared with a small number of tenants, but they are usually in a residential area. Not loaded houses. As you can see in Verado, the entrance to the garage will be standing in the back. Townhomes that stand together, i.e. buildings with 6 or 8 units, their residence will be on top of the garage. Then the garden apartments that are three blocks away from the place I mentioned. All the development plans are based on the zoning district within our code. However, the buffering they have proposed to ensure that this direction is aligned with the surrounding areas has been cancelled. Forgive me. The two districts that started with high and setbacks are based on the zoning district. There are no changes. For things related to beauty science and open spaces, less than 20% of open spaces are required. This is more than our code requires. A study buffer has been suggested. It is 30 feet. I will come back. When looking at it against the study buffer, I feel that looking at it is better. There will be a 30-foot buffer that connects this place to the West Park. There will be a walkway there. Thus, the back of the residential lot on this site will not lead directly to the West Park. There will be a walkway in between. Oh, it's gone far. There will be ways for pedestrians to connect to the roads surrounding this new residential area. i.e. Miller Road, Warner, Lower Buckeye. This will help to connect the residents with the services and facilities of the Bavi, as well as the local schools, especially the elementary school in West Park, and the McKean School in Manowari, which is located on the street. There was an aisle for the main aisle. It was very comfortable. Approximately 30 residents, or a little more, took part in it. The expectations raised at that meeting were different. Some residents had expectations about the more expensive facilities. They didn't need any industrial facilities. That was a general opinion. Some expressed expectations about the population and the height of the building. Gadhagadam is always an expectation that rises. Buffering and screening ensure that no one will be able to see the rest of the houses that are located in this area. Then, Is there enough space for parks and schools for the majority of the residents to come here? In the midst of that protest, I am happy that Jeff and his group have made significant changes to the proposal. As a part of that, they reduced the use of the toilet. Earlier, one part of this place was designated as a single-family residence for more toilet needs, including the Northwood Park. They reduced the capacity to more than 100 units compared to the actual plan. In addition, they used a trail corridor to ensure greater security and protection at the foot of the road. Therefore, the staff's opinion is that they have done well to meet the needs of the surrounding residents. Apart from the Ayalpaka meeting, the staff also received a lot of feedback from Rega. All the announcements of this hearing have been completed. The Buckeye Union has made it clear that they are more than enough for the school issue. They have worked with this developer to get a school site. So they have a good relationship with them. They have tried to connect with Buckeye Elementary, but they could not succeed. They tried two or three times. We will continue to connect with them. But so far, we have not received anything back. When we examine the findings of the staff on this instruction, we first examine the general plan. In this case, there is a Master Plan Community for the Monovery CMPA property, i.e. we can indicate the uses and development standards according to the CMPA for the developers. Therefore, there is no problem. There is no need to differentiate in the General Plan. We believe that this place is suitable for improving the quality of living facilities. I don't think this is suitable for apartment complexes, but we think that large single-family houses and multi-family houses with small floors are suitable. This area has changed a lot in the 20 years since the actual CMP was adopted. Miller can handle more traffic than before, especially in the north part of the canal. In 2005, this area, which used to be a single island, has now been turned into a freeway. Therefore, the opinion of urban development-style workers like this is inappropriate. We like this suggestion, which gives a change to the use of high-temperature buildings that have been built in the past. They are not directly related to the infrastructure in this area. Only single-family buildings with two floors were suggested. At the same time, Vanija Megala was suggested as an opposite to Vyavasayaga Megala. Therefore, there is a very inappropriate change there. Then, as I mentioned earlier, there will be a 30-foot landscape buffer and a screen bath for more shade from the West Park. I had made it clear that the use of varnishes has been properly implemented in the two main streets of Kavala. This is an ordinary process, and it is common for major roads to have varnishing centers. If residents have any concerns, they will not allow warehouses or distribution centers on a large scale to operate them. For example, the residents do not have to worry about whether this will change to a five-billow. This will be a small-scale construction, and if anything is planned in the future, there will only be buildings below 50,000 feet. On the other hand, it is possible for small business centers to come here, as I mentioned earlier. The development of new places, paths, and sidewalks through this division will help for more sustainable development. This is not a single place, but rather a unique experience. When we look at the events on Miller Road, we think that this will become a major shopping center in Bavi. Just like what happened in Broadway and Watson, this remote area will also require such services in Bavi, so we are preparing accordingly. As Ken said, we had a gathering with the villagers. In the beginning, we wanted at least 150 units. In the multifamily section, we intended 25 units per acre. There was another section that was changed to meet the needs of the community. In response to this, we reduced the number of units to 150. We also reduced the number of multi-family units. Thus, the total population has decreased by about 5.5. We believe that this will work well with the nearby areas. We believe that this will work well with the changes in Miller Road. That is a major step. We believe that the facilities within the roads we are going to build will be suitable for this. Okay, we know that Northwood Park or Northwood is there. Our tech part is the estates project. One of the good things about it is that there is a canal there called RD-RD canal. I think it's RD or Buckeye. I don't know whose canal it is, but there's a canal there.
