According to today's evening, Montavery is one of the major infrastructure projects in the CMP. Its location is the part of the CMP that is in the west of Miller, from Lower Bucky to Warner. I will show you in detail how it looks. It is approximately 156 acres. Montavery CMP itself is much larger than these 156 acres. It is actually completely spread out to Watson Road in the east. But tonight we are talking only about the western part of Miller. On the left side of the aerial view, you can see the 156-acre area surrounded by a yellow box. This property is currently being used for agriculture. In the west, West Park Single-Family Subdivision is located. In the south, there is a rural community of Northwood Park Estates across Warner Street. There are two big distribution centers in the north of Pariyozhna and in the south of Lower Bucky. One is for 5 Billion and the other is for Funko. On the other side of Miller Road, the former part of this property has been expanded to a large extent and is used for agriculture. This is a part of the Monoverti CMP and it is mainly used in the future and a little industrial construction is expected. As a result of this, there is a MacKinnon Elementary School here. A church is also being built there. The Christ Church of the Valley is also developing its heritage. Now, let's move towards the middle map, i.e. the zoning map. This heritage is again a part of the big Monovery CMP, which was shown in dark chocolate. The surrounding zoning is General Commerce. In the north, it is the Industrial Zone. In the west, it is the West Park CMP, which is completely divided in this area. And in the south, it is the rural community of Northwood Park Estates. The General Plan is a master plan community, which is an ideal use of land for the CMP. This basically puts the decision of the General Plan on the zoning channel. I have already told you, but I will say it again. This project is only applicable to 156 acres of land. The map is visible in the pool of Miller Road, but it will not have any impact on the rest of the land. The main objective of this project is to change the land use plan of 156 acres of property. I will point to the exhibition on the right side of your screen. You can see the existing land use plan above and there are many similarities in terms of construction of the two roads below. The forest area, which is in orange and red in the upper picture, is located on the banks of Lower Bucky and Miller. And then around it, there are a variety of sound parcels, which are connected to an internal collector street, which serves all of them. Prastau, as you can see, basically maintains the same structure. It only changes in the shape of the commercial area. It basically takes a large area of about 50 acres from 15 acres. And in the case of the number of acres that can be developed in the avasi group or pocket, the number is also configured again, which is 433 acres, which is approximately 2.7 acres, and 862 acres, which is 5.1 acres. So right now, mainly single-family avasi is not working. But the only difference is that in the image below, it is in the exact south of the red color. You can see a little caramel color there. In the context of business applications, the CMP will provide services such as natural resources, restaurants, services, workshops, entertainment and schools or churches. But they are limited to buildings of more than 50,000 square feet. To give you an idea, our Suvidha City Hall NX is about 200,000 feet tall. We like this proposal that it brings about a change in the use of high-density materials such as businesses and daughter-in-law families. It does not directly connect with the existing neighbourhoods of any of them. Both have a single family house next to the existing neighborhood.
