Working through adversity.

1:08 – 1:56Speaker 2

Thank you. OK. Yeah. All right now we will open up the meeting. First up we have a design review for 370 Middle Road Hannon Family Trust. And just as a reminder this is a design review so this is an optional phase intended for non binding discussions with the applicant. So it's conceptual and general and any statements by the planning board shall not be the basis for disqualifying or invalidating any action taken later. Hi, everyone.

1:56 – 2:39Speaker 8

Nice to see you all again. My name is Nick Lorenz. I'm with Jones & Beach Engineers, representing the applicant who is also here with me. We are here for design review and to answer any questions that you may have. The intent of this project is to propose a standard nine lot subdivision. The site is located on Middle Road and currently contains an existing dwelling, two barns and a paddock. The proposed lots will be serviced by on-site well and septic systems. Existing wetlands have been delineated and no direct wetland impact is proposed at this time. And with that, I'll open it up to the board to hear any thoughts you may have.

2:50 – 3:10Speaker 4

So I have a dumb question to start out. Go for it. Are you prepared for how dumb this is going to be? We'll see. You're probably not. No. So just because I'm terrible with directions, which side of Middle Road is this in terms of 125? Is it the side of – I'm assuming it's not the side with the fire station. Is it the other side of Middle?

3:10Speaker 8

That's a good question. I'm not –

3:14Speaker 4

Directly across the street. OK. OK, from where we are. OK, all right. That helps a lot. OK, maybe it wasn't as stupid a question as I thought. Thank you.

3:33Speaker 5

I just guess, Glenn, I don't know if you were here. You were back in town Wednesday. So do you have any initial reactions?

3:45 – 4:25Speaker 10

I had seen sort of a mock-up of this even before they went to the ZBA. And honestly, when I look at the proposal now, you've got to be careful about keeping those driveways 10 feet off property lines around the cul-de-sac. It looks like maybe a couple of them are sort of closed because of the odd arrangement around the cul-de-sac. It is a fairly straightforward proposal. And Unlike most Brentwood these days, not a lot of Welland. Yes, it is remarkable. No, no, they would not.

4:28Speaker 4

Just to clarify, so Bruce was asking if SFC, the town's engineering firm, had reviewed it yet, and Glenn said that they had not, correct? Correct.

4:46Speaker 2

I don't think this is Reflected on here, but I had heard something about sprinkling sprinkler systems and the width of the road Can you talk about that a little bit?

4:56 – 5:12Speaker 8

Yeah, so originally I believe the road was gonna be 22 feet and all the housing the dwellings were gonna be sprinkled In the fire chief we talked to the fire chief and spoke about that right now all the dwellings will still be sprinkled and the road will be 24 feet wide and

5:16 – 5:35Speaker 9

That is up to the planning board, just so you all know that, that you don't have to agree to that and you need to have that conversation. Correct, correct. I'm just saying that he's saying it will be. I'm saying that's up to you, that you are in control of that. He needs...

5:46Speaker 7

I believe that, yeah.

5:56 – 6:19Speaker 5

I'm just one member but I mean I for a number of different reasons like our 24 foot you know with the pavement provides a safer walking area and a slightly reduced you know with the roadway so just personally I'd be in favor of continuing with the 24 feet of pavement along with your forefoot shoulders on either side presently submitted but again that's just my opinion

6:26 – 6:45Speaker 2

And it sounds like it's not an issue, but my concern had been by making it narrower that not all fires are addressable with water. So if you have battery fires, you're still going to need good access. Yeah, absolutely. Okay.

6:48Speaker 1

Are you looking at any type of minimum square footage on these homes?

6:52Speaker 8

Right now we're showing a 2,500 square foot box and then as they're built they'll obviously be customized and

7:13Speaker 2

And I'll also second what Glenn said about driveways because it does look like at least one of them or two of them are kind of on the property line.

7:21Speaker 8

Yeah, we can check that.

7:25Speaker 2

If there are any other questions from the board, I'll open it up to the public.

7:33 – 7:51Speaker 9

There seems to be a right-of-way to the property next door, and I'm just curious how that's going to be addressed. I've seen two different plan sets that address it in two different ways, and I think that needs to be ironed out very clearly in the beginning of the process.

7:53Speaker 8

Yeah, we can show that a lot more clear.

7:55Speaker 9

Yeah, so when you say show a little more clear, what is your plan to that?

8:03Speaker 8

So are you talking about the property to the north, the existing dwelling?

8:07Speaker 8

Yeah. So that drive, right now we're planning on that driveway connecting into our proposed roadway.

8:13Speaker 9

Okay. All right. Thank you.

8:16Speaker 8

Yeah. But we can call that out.

8:21 – 8:36Speaker 9

directly to the north of the intersection, the proposed intersection of 111A and this proposed roadway. There is a right-of-way to the property to the north. They actually share a driveway at the moment.

8:39 – 8:53Speaker 7

Yeah, so this is an easement. I did see. No, no, it's an existing, existing right of way.

8:53 – 9:24Speaker 9

I've seen it displayed as two different ways. One is a driveway right next to the roadway, which that's all going to have to go to the state of New Hampshire. Um, I don't know if they're going to approve that or not. Um, At one point, they pushed the roadway a little further to the south to accommodate that. That's all going to have to go through the state process. Obutters are concerned about it, and the right-of-way holder is concerned about it and wants to see it addressed early.

9:32Speaker 8

No, not yet.

9:37 – 9:50Speaker 2

And then snow removal, so the call to SAC shows proposed stormwater in the middle there. I just want to make sure that snow removal, if it eventually becomes a town road, is accounted for.

9:50 – 10:17Speaker 8

Yeah, so we're planning on obviously not keeping snow in the middle right there where we are proposing that stormwater. We'll keep it on the other side of the road. into that the center of that cul-de-sac so that'll most likely be a low spot where everything drains to.

10:23Speaker 2

And this is further down the line too but just Mark has been working on a driveway process permit a permit process. OK. Keep that in mind.

10:34Speaker 2

Any other questions from the board. The public any butters here.

10:51 – 11:13Speaker 6

The mic. Sure. Jessica DeShane. So our question is, if that road becomes a road, what does that look like for us? Big change for us. So I don't know. It's hard to tell in the plan whether the road was going to be separate and our driveway would remain the same pathway or what that was going to look like.

11:14Speaker 8

Yep. Can I answer directly? Is that fine? Perfect. So yeah, that is the plan. Your driveway will remain as is. And this one will go next to it.

11:23Speaker 6

OK, thank you.

11:27 – 11:58Speaker 8

That one I'll have to check. That's OK. So right now, it looks like it's about 25.

12:19Speaker 3

I will. Heather Haggett, 374 Middle Road. So I'm going to come to you because you're Yeah go for it.

12:26Speaker 4

My house is here.

12:30Speaker 3

This septic area here septic 4K area type. What is.
