Yes, sir. This site plan is for 5022 US Highway 411 South. You might remember it. It was previously Jake's place. It was a restaurant. This site plan is also for a restaurant with additional retail space. It'll be a slightly larger footprint than what was there. It meets all of our zoning requirements. I've listed those under section nine ten on the second page of my memo. The arch the architectural elevations are also compliant.

I'll need to ensure that their their zoning regulations require vegetative buffer as well on the west side of the property. I'll have to ensure installation of that prior to the issuance of certificate of occupancy. I'll also have to have a follow-up lighting plan that demonstrates compliance with the lighting plan that they've already submitted prior to the issuance of or certificate of occupancy. And they recently installed a new septic system as well. I noted that under environmental health. Staff recommends approval for this subject to issuance of applicable permits, and I can take any questions that you you may have. All the relevant attachments are included.

There's six lots to be served off the county roads and a remainder greater than five acres. The outstanding items will be completed on page two. Number one, final review and approval of lots one through six by the Blount County Environmental Health Department, including any necessary lot line adjustments.

Yeah. I'll I'll comment on it. So exactly. It's an abandonment of right of way section of a right of way from Blunt Avenue. There's some attachments.

It shows a portion of the property owner to the ballpark, a portion, that goes to the owner, and portion from the county right of way to the ballpark. So there's actually three transactions occurring. Since this isn't an Alcoa's planning region, the county attorney has suggested that, it'd be considered by both the Alcoa Regional Planning Commission and the Blount County Planning Commission. And any action that you would take towards this closure right away or abandonment right away would be in the form of a recommendation to the city of Alcoa Planning Commission and to the Blount County Commission. And the my understanding is the county engineer is in support of this.

Alright. Missed latest item number two is the replat of Lot 40 R, top of the world, Campers Paradise. By Jason and Sherry Barnett, there's a combination of lots. If you wanna look at the plat, you can see there's simply five small lots kind of in the shape of a backward letter c. It looks like that Lot Number 41 is actually part of different property, but they're pulling out the lot lines.

Reason this comes with the planning commission is because even with the combination of lots, it still doesn't meet the minimum lot size requirement. So the variance would be the lot size. And the environmental health department has indicated that the lot line adjustment is an improvement to the existing situation, and there are no zoning considerations. So the outstanding items to be completed are the consideration of the variance request by the planning commission to minimum lot size. And then number two is additional notes as needed by the environmental health department, signature plats with all required certifications, platting fee, environmental health department review fee, and the variance request fee. And that's all.

Yeah. The last item I have is miscellaneous item number three, which is a lot line adjustment for the Whitaker and Tipton properties off Wildwood Road. If if you'll look at the plat, there's several items that are occurring all at the same time or attempting to be occurring at the same time. Those are listed on here as items a through f. I'm not gonna read them all, but it's bits and pieces of one Tipton property to Whitaker or Whitaker to Tipton back and forth.

And these are different Whitaker's and Tipton's, there's they're all separate, interactions. The surveyor, Mike's here. He they actually decided to I asked him if they wanna do these as set individual plats, so they went to come to planning commission. They thought it'd be easier just to do it all at once and bring it to the planning commission for clarification. I I think the only thing that's really important is is the outstanding items to be completed is the review and approval by the Blount County Environmental Health Department and any changes as needed.

I have a note in here that the environmental health health department has stated that lot line adjustments or other plat modifications may be necessary pending review as all lots need to be stand alone for septic approval and that setbacks from field line and other septic areas will need to be met. And I don't know if they've met that standard just yet, but if not, they you know, they'll move lot lines around until this works or or they'll just modify the plat until it works till Bill can sign off on it. So I hope I explained that well enough, but that's outstanding item number one. And number two is signature plats with all required certifications, environmental health department review fee, and a platting fee. And that's it.
